TAYFEN ROAD, BURY ST EDMUNDS - SALE The Project On behalf of Pigeon Investment Management, we were instructed to openly market Tayfen Road de- velopment site, Bury St Edmunds. Which had outline permission for 59 homes and 129 apartments. We were instructed to seek unconditional offers for this development opportunity in the affluent town of Bury St Edmunds, Suffolk. Our Solution • Market an 8.70 acre site in the town of Bury St Edmunds • Outline consent for 188 units comprising of 59 family homes and 129 spacious apartments • Open market sale with good levels of interest • Sold to Weston Homes on an unconditional ba- sis who are successfully building and selling the units.
This mixed use (retail/residential) development is Phase 1 of the District Centre site within the Whittle Square scheme in Gloucester Business Park which formed part of the former Gloucester Aircraft Company site. Our role was to report to the Frontier Development Manager and undertake the following: • Identifying and acquiring site suitable for mixed use develop- ment in urban areas. • Make recommendations for a scheme fixes including making market recommendations to optimise uses. • Undertake feasibility, development appraisals and valuations. • To undertake all town planning activities from RIBA Stage 1 5. • Provide advice and assist the Development Manager in relation to procurement of contractors to deliver both infrastructure and buildings. • Work with the DM on all cashflow inputs. • Provide a Development monitoring role for CCIF. • Let/sell all finished units via Rapleys agency departments. • Create and dispose of any investment opportunities. • Set up Management Companies to manage the resultant devel- opments. Our Solution Rapleys acquired the site and obtained planning consent for all the uses in the Square. However, in this case Rapleys assumed a De- velopment Manager role in addition to its other responsibilities, pro- ject managing the construction of the flats with ground floor retail and separate parade of retail shops as well as the infrastructure in the Square.
SALE OF DOLMAN CLOSE, HIGH BARNET The Project On behalf of London Borough of Barnet and following the undertaking of a wider port- folio feasibility studies, we identified the Dolman Close Mortuary site as a surplus re- quirement. We were instructed to seek unconditional offers for this exciting development opportunity in the affluent Borough of Barnet. Our Solution: • Undertook a feasibility study for the site in May 2020. • Complex 0.59 acre site • Openly marketed the prop- erty and undertook in ex- cess of 20 viewings • Successfully sold the site unconditionally in March 2021 to Pocket Living for the comprehensive rede- velopment.
