Brokers: Michael Nachamkin, Jose Cruz Size: 861,000 s/f This was a 10-building industrial portfolio in locations throughout North- ern and Central New Jersey. The sizes ranged from 22,000 s/f up to 200,000 s/f and was 85% occupied. The sell- er had repositioned the buildings by changing the facades, adding better loading capabilities and making signifi- cant capital improvements to increase the marketability of the spaces. A ma- jority of the properties were located in the Meadowlands submarket which is one of the most highly sought after mar- kets in New Jersey and the region due to its proximity to New York City, the Airports and Ports. The portfolio is now close to 100% leased.

Size: 31,550 s/f 300 Bartlett St. is a build to suit cross-dock facility for Federal Express Freight, who is the sole tenant. Colum- bia Property Investors, a private invest- ment group who specializes in single tenant net lease properties, acquired the property due to the long-term lease with Federal Express with the ability to ex- pand the facility.

NAI Emory Hill’s Jon Hickey repre- sented the seller in the sale of an 83,000 s/f, four-story warehouse building and two acres of adjacent land along the Brandwine River in downtown Wilm- ington to be repurposed into an 80-unit residential development to be called The Lofts at Clifford Brown Walk.

Lee & Associates recently handled the sale of two industrial buildings lo- cated at 301 Island Rd. in Mahwah and 195 Anderson Ave. in Moonachie. Jef- frey Miller represented the seller. 301 Island Rd. consists of 212,940 s/f on 12.6 acres while 195 Anderson Ave. consists of about 18,000 s/f.
