ARE YOU READY FOR YOUR OWN ‘SURGERY’?
A few weeks ago, I was stuck in the hospital under a surgeon’s knife. I really, really didn’t want to be there. But a friend’s advice had convinced me to let the doctor cut me open! Before I get into the details, though, I should probably rewind. See, I knew for about a year before the hospital incident that I needed knee replacement surgery. I screwed up my knee pretty badly playing sports in high school and college, and when I did The Murph Challenge this February it made my knee pain even worse. I had all sorts of issues! But I was in total denial. I tried every therapy under the sun to avoid going through with knee surgery. I procrastinated for months, but the pain never got better. Eventually, I called up an older friend of mine who had already gotten knee surgery and asked for his advice.

I was just wrapping up my recovery when a new investor reminded me of my knee surgery. “Darin,” he told me on the phone, “I’ve been reading your newsletter, following you on social media, and getting your emails for two years, and now I think I’m ready to do something!”

If you wait for perfection, you’ll waste years of potential profits. 3. HE THOUGHT HE NEEDED TO READ ONE MORE BOOK, LISTEN TO ONE MORE PODCAST, OR THINK FOR ONE MORE DAY BEFORE HE WAS READY. It’s easy to substitute thinking, reading, listening, watching, and studying for action. I’m all for being informed, but I’ve also seen literally HUNDREDS of well-informed investors use “gaining more knowledge” as an excuse for procrastinating on an investment. If you think like this, you’ll never be ready. There is always another YouTube video to watch. Don’t get sucked into the cycle. You’ll miss out on everything the heartland has to offer. If you’re procrastinating on investing with me like I procrastinated on my knee surgery, I hope this was the kick in the butt you needed. But his wise words were the kick in the butt I needed to go to the orthopedic doctor. One look at my knee under the X-ray told the whole story: My joint was rubbing bone-on-bone, and bone spurs stuck out
Like many investors, this guy was a champion at procrastination. ‘FREE TIME’ HELPS US SAVE OUR MOST PRECIOUS RESOURCE Beating the Clock
Time is money, as the adage goes. But author Jenny Blake believes time is our life force, making it much too precious to waste. In her 2022 book, “Free Time: Lose the Busy Work, Love Your Business,” she argues that many entrepreneurs aren’t making the most of this crucial resource and suggests sustainable changes to how many of us do business. Being busy has become a virtue in our culture. People who aren’t constantly busy are seen as lazy and unproductive — and no one expects an unbusy entrepreneur to be successful. But Blake turns this thinking on its head. She argues that you can build the business you want without sacrificing the rest of your life. Further, many things we spend so much time on are unnecessary. Blake’s approach to conquering the hamster wheel of entrepreneurship involves creating workable systems and a winning team.
Many tasks we think no one else can handle can often be automated and outsourced to others. While many entrepreneurs think their only options are to do it all or hire a small army, Blake advocates for a “delightfully tiny team” that can get more done with improved processes. There’s no one-size-fits-all system for every business, but “Free Time” will help any reader discover theirs. The exercises and recommendations will give you plenty of food for thought and actionable ways to find your ideal work/life balance — which, as Blake notes in the book, is different for everyone. Business leaders are used to books and courses that promote growth at all costs. That’s fine for some, but not everyone wants to scale their business endlessly. Sometimes, small-business owners want to keep their businesses small — and there’s nothing wrong with that. Blake shares
that she limits her work to 30 hours a week because she values her other pursuits. The idea may sound impossible now, but there are many ways to reduce your current workload without sacrificing your continued success. “Free Time” is for people currently bogged down with “The Burdensome B’s.” If you’re bored, bottlenecked, burned out, or buried by bureaucracy, this book will help you reclaim your life. Blake reminds us that our time is much more precious than money. Isn’t it time you learned to use yours more wisely?

The story I am about to tell you is absolutely TRUE. I mentioned it in some of my past communications, but it’s so good I think it is worth sharing again. Not long ago, I was inspecting some possible apartment investments — BIG SURPRISE! My travels took me about an hour and a half west of Cedar Rapids, Iowa, to two 24-unit properties. I arrived early in the morning, and the property owners greeted me. They were both headed toward their early 80s and had decided to meet me and talk about their properties and their intricacies rather than sending a manager. I appreciated their time and spent the first 30 minutes getting to know them. They told me the property’s history, when they purchased it, how well it had done over the years, and why they were interested in selling the units now. During our conversation, “Mr. Owner” told

The pandemic slowed us down. Over the past few years, we collectively took fewer vacations, boarded fewer cruise ships, and avoided airports. However, many studies and reports show that now, more than ever, Americans are taking longer vacations! Why might this be, and what are some of the greatest destinations for an extended stay? According to Amex Travel’s 2022 Global Travel Trend Report, 55% of vacationers are interested in taking longer trips because they can work remotely. The trend of swapping homes is also on the rise.
