2026 Maryland REALTORS® Legislative Priorities Looking ahead, our Maryland REALTORS® Advocacy team headed by Lisa May, has identified several key priorities for the upcoming 2026 legislative session. Our proactive agenda is focused on creating a more favorable business environment for our members: • Protecting members and consumers by streamlining the process for obtaining Condo and HOA documents and eliminating excessive expedition fees. • Expanding professional flexibility by advocating for legislation that allows licensees to act as transactional brokers. • Safeguarding consumer rights by reforming the 40-Year Homeowner Benefit Agreement to protect property owners from predatory practices. • Providing regulatory certainty for development by requiring early vesting for projects, ensuring rules are not changed mid-stream. • Addressing housing affordability by promoting Single Family Zoning Reform to allow for "middle housing" options.
