Inventory Rises, Sales Remain Soft
More choices for buyers as prices adjust across York Region.
Sales remain soft. York Region recorded 893 transactions in November, with Newmarket seeing just 60 sales, the fewest on record. Year-to-date, sales are down across the region, with Aurora down 25% and Newmarket and East Gwillimbury down roughly 15%. Prices continue to adjust, with Newmarket now seeing its lowest average and median sale prices since December 2020.
Inventory is climbing across York Region, with active listings up just over 20% year over year to 4,835. Aurora and Newmarket saw the largest increases, up 46% and 43%, while East Gwillimbury rose 27%. This higher supply gives buyers more options than usual for this time of year, creating a very different landscape for both buyers and sellers.
