SPACE PL ANNING T I PS • Arrange the main piece first (the bed) then related furniture (bedside tables), and finally the secondary pieces (reading chair and side table, dresser) fill the room appropriately, it is easier to take away an ottoman or stool than to add it in later. • Recommend a passage space of 30-36" near door and around the bed (*Monica’s tip) • Ideally a bed should be positioned with the headboard against the wall and 24" (60 cm) of space on either side for access and ease of making the bed. 12" (30 cm) can suffice in a tight situation. • Organized storage can be achieved by using closets efficiently and with dressers, wardrobes, armoires, chiffoniers, under-bed storage or a trunk at the foot of the bed. • Most standard dressers have a depth of 20–22" (51–56 cm); allow 42–48" (107–120 cm) of clear space in front to open doors and drawers. 30" (76 cm) is the minimum in very tight spaces. • Bedside tables are another necessity. There should be enough room for books and magazines, a lamp for ambient lighting and for reading, an alarm clock, a carafe, or other amenities that you like to keep at hand. • Bedsides ideally should be the same height as the mattress (*Monica’s tip) • For a live-work bedroom separate the work station from the bed ensuring the bed always takes center stage. • Your client may want to position painter’s tape in the room itself, representing each furniture piece in actual size, to see how the layout will impact the traffic flow. • Before selling any large pieces of furniture, make sure the item will fit through all doors and entryways, elevators, and staircases.
