IRGINIA — Hor- vath & Tremblay has successfully com- pleted multiple high-profile transactions across Virginia. Notable sales include: Kyle Danielson of Horvath & Tremblay has successfully completed the sale of a new construction 7-Eleven in Har- risonburg. Horvath & Trem- blay represented the buyer to complete the transaction at a sale price of $6,528,745. 7-Eleven is located at 2054 Rock Port Dr. The stand-alone 7-Eleven convenience store and gas station was completed in 2024 and has 14+ years remaining on an Absolute NNN Lease with four, 5-Year Options. The Absolute NNN Lease features attractive 10% rent increases every 5-years throughout the primary lease term and at the start of each renewal option period. The 7-Eleven is surrounded by new construction retailers and restaurants. The prop- erty enjoys excellent visibility along both Rock Port Dr. and Stone Spring Rd.
