The long view from Antigua As more North American and European buyers reconsider where to put down roots, Elmsbridge is building homes, and futures, designed to last
E stablished in 2008, Elmsbridge is a specialist developer creating thoughtfully designed homes within carefully curated private communities across Antigua. Blending architecture, landscape and lifestyle, these homes are conceived as private retreats that sit naturally within their surroundings. Today, these award-winning residences are increasingly chosen as primary homes as a steady stream of families from North America and Europe, and other countries too, are rethinking where they want to spend their time, and where they want to belong. It is not hard to see why they are looking to Antigua & Barbuda. The twin island nation offers direct flights from multiple cities including London, New York and Toronto, a modern international airport, one of the region’s few International Baccalaureate schools and one of the lowest crime rates in the Caribbean. With 365 beaches and a refreshingly low density of development, it still offers something much of the market has lost: space, privacy and an unhurried pace of life. The numbers tell their own story. Prime residential property here averages around US$490 per square foot and up, competitive with Barbados and a fraction of comparable homes in Miami, yet values have climbed roughly 17 percent since 2021.
The rental market, once confined to the winter season, now performs year-round, drawing extended-stay families, remote professionals and the yacht crews who pass through one of the world’s great sailing hubs. Elmsbridge’s two current communities reflect that momentum, and both are now nearly sold out. The Gardens, a collection of 37 turn-key villas within the established golf and marina neighbourhood of Jolly Harbour, offers a rare flexibility, with shared ownership from US$300,000 and full ownership from US$1.4M. The Beach Houses, a private enclave on the south coast beside Falmouth Harbour, places homeowners moments from the marinas, restaurants and sailing culture that define English Harbour, with pricing from US$2M. Only a handful of homes remain across the two. With 365 beaches and a refreshingly low density of development, it still offers something much of the market has lost: space, privacy and an unhurried pace of life.
