Which areas of the island are attracting the most attention? Nadia: “Without question, the west coast. It offers beach after beach after beach — Jolly Beach, Valley Church, Darkwood, Ffryes Beach and many more. You also have restaurants, bars, marinas, activities, and amenities all within a relatively small area. “With developments such as Nikki Beach and ongoing investment in Jolly Harbour, the west coast continues to strengthen its position as one of the most desirable places to live and invest in Antigua.” Carly: “The west coast is always the favourite and in particular Jolly Harbour. Nikki Beach caused a huge stir but the new facilities at Jolly Harbour have also attracted a lot of attention which is an indication of what is to come with the new commercial centre. It’s very exciting.” What common pitfalls should buyers avoid? Nadia: “Knowledge is power. Take the time to understand not just the property, but the surrounding area as well. Rent a car, explore different communities, try different restaurants, and see how each area feels. “Ask questions. What are the maintenance costs? Are there community fees? What services are included? Are there any hidden expenses? The more information you have, the better decisions you’ll make. “That’s where a good agent comes in. Our role is to guide clients through the process so they understand exactly what they’re buying and can move forward with confidence.” Carly: “Not fully understanding locations. Sometimes clients will come to me with a list of properties which do not match their goals. Know the location, the opportunities, the pros and the cons.” And finally, what’s your top piece of investment advice? Nadia: “Buy. And if possible, buy now. Regardless of what happens in the short term, Antigua offers an incredible lifestyle. Tourism remains strong, rental demand is healthy, and property values have historically shown steady growth. “But beyond the financial side, there’s something more important. Spend Christmas here. Escape for January and February. Bring the family for Easter. Create memories. Wherever you’re from in the world Antigua offers something that benefits your mind, body, and soul while also being a sound investment.” Carly: “Figure out your motive for purchasing, then follow the market data. If you want the lifestyle, don’t get caught up in ‘how much will my property appreciate’ or ‘am I going to get a better deal’. Likewise, if it is a great deal you want, let us do the homework for you.” n

“I’m also excited about what’s happening in Jolly Harbour. As someone who lives there, I’ve already seen tremendous improvements, and I’m looking forward to seeing the new condo designs, commercial centre, and overall evolution of the area. “I’m equally excited about the new Citizenship by Investment developments coming to market because there is a genuine need for more inventory to satisfy demand.” Carly: “The Jolly Harbour commercial centre upgrades. I love the new gym, and the pool looks great. And the brand new commercial centre on the water’s edge is going to be epic!” Is now the right time to buy? Nadia: “Absolutely. Prices have risen significantly over the last few years, but in reality many properties had been undervalued for a long time. Whilst prices may seem high compared to a few years ago, many are now closer to where they arguably should have been before. “The Antiguan market is largely driven by supply and demand. At the moment, inventory is limited, which naturally pushes prices upwards. When you look at the quality of the product, location, and price per square foot, Antigua still offers excellent value compared to many competing destinations.” Carly: “Now is definitely the time to buy, especially if you see something you like. Currently there is very limited inventory.”
