An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. His knowledge of property is second to none which is invaluable to one of the fastest growing agencies in the region. His love of Bristol and his obvious concern for others has led him to be involved in a huge number of charitable events throughout his career raising thousands of pounds by his entertaining charitable auctions. For this work he was awarded The MBE in The Queen’s Birthday Honours in 2013. He is chairman of several charities and is advisor to many others regarding property matters. He is actively involved in projects with St Mary Redcliffe church, All Saints Clifton and Clifton Village BID and other organisations in Bristol. o liver Hollis BS c (H o NS) Olly has worked in estate agency since 2003, beginning his career as Andrew’s junior negotiator at a local independent firm before moving on to auction assistant and eventually running the sales department. THE HOLLIS MORGAN 2021 AUCTION REVIEW

For all of us it's been another year of change and discovery hollis morgan | the results speak for themselves Reasons to be thankful… On recently switching on the radio I was struck by hearing a school teacher say that he had asked his pupils to write a list of all the things they were grateful for in 2021. He was overwhelmed with their replies. As an auctioneer it suddenly made me realise that I also had a lot for which to be hugely thankful. As soon as lockdown occurred I should have been downcast as, in theory, this could have been the end of a career that I understood and enjoyed. What a potential disaster and an ignominious end for a well-known and respected auctioneer. ‘Au contraire‘: an instant switch to “live online auctions” marked a renaissance in the way I conducted auctions which was certainly more 21st century you might say. Now understood and loved by the public, this way of buying and selling has certainly proved, not only for me, but also for the bidding public a less stressful, professional and more relaxed way of operating. With potential buyers able to bid “live online”, on the telephone or by leaving a Proxy Bid there is very strong evidence that, being able to bid from the comfort and privacy of wherever they happen to be, encourages record sale prices. Last years figures prove my point. As for me, operating from the safety of the familiar surroundings of our Auction HQ in Clifton, the adrenalin still flows as the clock moves to 6.00pm, and, as the auction team get into position and as the bids appear on the screen the excitement permeates the whole assembled company. Covid forcefully sent us into an enclosed world, technology propelled us into an exciting more productive 21st way of operating. Yes, I certainly have a great deal for which to be thankful as Hollis Morgan welcomes 2022.

“How will the year end “ I thought as I drove to our last “Live on line auction” at our Auction Headquarters in Waterloo Street. Festive twinkling lights and some masked revellers were not enough to defray my apprehension and listening to the news compounded my doubtful thoughts. As I parked up I suddenly thought “Cheer up this is how I feel every year at this time”. Christmas seems to be a great watershed in the property world and one feels that the

end of one year and the beginning of the next will herald huge changes. In reality nothing changes and auction world rolls on in its normal way. This proved to be exactly the case when I arrived at the office the sense of eager anticipation was already permeating the auction team and, as record numbers registered to bid on most lots, it was clear that the evening was going to follow the same pattern as all the auctions during 2021 and be an outstanding success. How right I was as the first Lots all started at their guide prices and rapidly exceeded their reserve prices. As usual, this eclectic sale included little plots and family houses and investments as well as larger development opportunities. A handsome period property in Acramans Road, Southville proved to be the 5 . 36 outstanding star of the show. This former care home, located on a double plot, offered huge potential, not only, as a possible elegant family home but also a potential flat conversion or HMO opportunity, obviously, subject to obtaining any necessary consents. In addition, I understand the property originally formed part of a terrace, the other part being destroyed in the war – this, of course, opened the punters eyes to further development possibilities, again, subject to consents. With a guide price of £650,000 it was very satisfying to finally knock the gavel down at £1.330m. Perhaps not so surprising considering how the last ten years has witnessed the phenomenal growth in BS3 as a leading cultural, shopping, leisure and residential area all within easy walking distance of the city centre. As the Lots fell under the gavel, interesting Lots were already in the catalogue for the February 16th 2022 and the phones already ringing with enquiries. All seasonal doubts allayed, I thought of the words of Winston Churchill “Time for a brief moment of celebration” and went home with a light heart and opened a bottle of wine.
