Carmel Valley Sales

The neighborhoods spanning the mountains and valley of the Carmel River Watershed from Carmel Middle School just beyond the intersection of Carmel Valley Road and Highway One out 11 miles southeast to Carmel Valley Village and into the hillsides and communities like the Santa Lucia Preserve. The region continues into the Upper Carmel Valley and Cachagua. Each area has unique climates and different market dynamics appealing to a broad set of residents and second home owners. 2020 was a banner year for Carmel Valley. The median price rose 38.2% to $1,625,000 and the average price rose 29% to $2,036,633. Total sales dollar volume was up 81.4% and homes sold up 39%. Large homes and estates in The Preserve and other neighborhoods with space were popular with 26 homes selling for more than $3M versus 14 in 2019. The highest selling was $17M equestrian estate, sixteen sold in the Preserve, two in Tehama, and eight sold in other Carmel Valley areas. By comparison in 2018, 9 of the 10 homes that sold for $3M+ were in the Preserve.
