ROAD PROJECT UPDATE: Roadrunner Paving has updated its construction schedule. See below for the updated schedule. This updated schedule is also outlined in the Clubhouse Lobby, Administration Office, and on the website under HOA Announcements.

Dear Tonto Verde Members, We are excited to update you on the progress we have made within the community over the recent months.

COMMUNITY PARK UPDATE

The first of two concrete pours on three pickleball courts was completed early this week. The final concrete pour will take place overnight on September 17th. Because of daytime temperatures, we must pour concrete early in the morning to ensure optimal conditions with lower temperatures and minimal direct sunlight. We understand this work may cause disruption, particularly for those closest to the construction site. If you reside on the north side of Blue Sky Drive and have concerns about noise or other disturbances, please do not hesitate to contact me directly. We are prepared to assist with lodging arrangements for the evening of September 17th through the morning of September 18th to help minimize any inconvenience.

F&B OPERATIONAL CHANGES: In June 2024, 527 survey responses regarding food and beverage operations were received from members of the Tonto Verde Association. 430 comments highlighted key areas needing improvement. Members' key concerns included inconsistent food quality and service, the need for better staff training, menu changes, issues with the reservation system, and pricing concerns. Recognizing the importance of these concerns, the Board of Directors asked management to develop an action plan to address these concerns and enhance the overall dining experience for the membership. As part of the initial action plan, several strategic supervisory changes were implemented within the food and beverage team. These changes are designed to support Food & Beverage Director Chris Blazier, who leads the department. We are pleased to announce the following appointments: Cont. pg. 3

FROM THE GENERAL MANAGER

Misty Goacher has been promoted to the position of Dining Room Manager. Misty brings years of experience and a keen eye for detail to ensure a consistent and high-quality dining experience for all members. Ed Searfoss has taken on the role of Bar Manager. Ed’s beverage management and customer service expertise will be instrumental in elevating the bar experience at Tonto Verde. Bethany Gattis has been appointed as the new Training Supervisor. Bethany will focus on developing and implementing comprehensive training procedures for all team members, ensuring that staff are well-prepared to deliver exceptional service.

The Tonto Verde Board of Directors charges the House and Grounds Committee with maintaining and improving Homeowner Association membership satisfaction with the overall Clubhouse and Grounds and with specific Tonto Verde facilities and services. This committee does not make decisions that bind the Association. Its purpose is to make recommendations to the Board and General Manager. H&G COMMITTEE CALL FOR NEW COMMITTEE MEMBERS: The H&G Committee is looking for residents interested in serving on it. The committee meets for several hours on one Monday each month from October through April to discuss areas of concern, assign tasks, prioritize activities, and vote on recommended proposals. We congratulate Misty, Ed, and Bethany on their new roles and look forward to the positive impact their leadership will bring to our operations. Our team remains committed to providing an outstanding dining experience and will continue to seek member feedback to ensure ongoing improvements. The new leadership team has already begun developing and rolling out enhanced training procedures aimed at improving the consistency and quality of food and service. These changes are expected to address the concerns raised in the survey and set a new standard of excellence in the food and beverage operations at Tonto Verde.

HOME SECURITY - Part II There are many ways to improve the security of your home and property. Some options, like complex alarm systems, can be relatively expensive, while others can be accomplished at no cost at all. The end goal is usually the same: giving a potential burglar reason to think twice about entering a home. Owners can start by making their homes appear to be occupied in their absence. This can be done in a variety of ways, including leaving a television or radio on in the home, using motion-activated lighting, and placing interior lights on timers. Use “smart switches” to turn your lights on and on, or find a “smart security system” that enables you to turn lights on and on remotely. Also, consider swapping favors with neighbors to keep an eye on each other’s homes when out of town. Favors might include picking up newspapers and mail. Close your windows and blinds at night. Leaving your blinds open while using Night Nights provides a free look into your home, its layout, and the habits of its occupants. And leaving windows open at night or while you are gone is an invitation for an uninvited guest to come on in. Valuables should be kept out of sight in the home. Jewelry or electronics that are visible through a window may prove to be too tempting to a potential burglar. Remember that entryways and selected areas surrounding your home should be well-lit. Consider using exterior lights with a photocell or motion-sensitive feature. The exterior of garage doors should also be lit. Locking vehicles while parked in your garage is also a good idea. Garages have always been potential burglars' favored home entry points. Lastly, remember to register with Vacation Watch at www.mcso.org, a free service provided by the Maricopa County Sheri ff ’s O ffi ce.

VerdeCares summer office hours are Monday through Thursday, 9:30 AM to 4:30 PM. LUXE Vision is a comprehensive mobile vision service that brings optometrist expertise directly to our community residents. They accept Medicare and Medicaid for most patients, ensuring no out-of- pocket costs for the complete vision exam. Other things LUXE can check for and review include glasses, contacts, cataracts, glaucoma, and (macular degeneration). EACH VISION EXAM TYPICALLY TAKES 15-20 MINUTES.

FIRES, FIRES, AND MORE FIRES! LET'S MAINTAIN THE "FIREWISE ALIVE" INITIATIVE IN THE VERDES! Over the last few years, multiple fires have been in the vicinity of our community, with flames and smoke visible in the skies. Many Verdes residents are away from their AZ homes during the summer and monsoon season when lightning strikes are a major contributor to fires, but they see the news and notices of fires and begin to send emails and make phone calls to see if their homes are safe. Rio and Tonto Verde are certified Firewise Communities through the National Fire Protection Association. We are required to maintain our borders annually by reducing fuels that could feed fires traveling into our communities. We coordinate the border maintenance on their properties with the Rio Verde Fire District, McDowell Mountain Regional Park, Tonto National Forest, and Cave Creek Ranger District. We also work with HOAs and individual homeowners to maintain properties and reduce the risk of fire. New Volunteers Volunteers from Rio and Tonto Verde undertake the Firewise western border clearing activities during winter (January through March, when snakes are primarily dormant). We cover approximately 4 miles across our western and southern border. For the last 4-5 years, the same team of about 12-15 community residents has undertaken this task to benefit the whole community. Many of these volunteers are involved in multiple activities and have served their community well. It would be great to have new volunteers join the effort. We work a few hours early in the morning several days each week. Diane Newcomb (dnewcomb2957@cox.net) is the coordinator who sends emails each day to direct the team where to go the following workday and captures the volunteers' names and hours worked for credit towards our certification. If someone is interested in taking on the volunteer coordinator role, please email Diane. 2024 could be used as a training year to hand off the job.

Annual Firewise Day Meeting The community has a certification requirement to hold a Firewise Education Event each year. Residents' attendance is needed to demonstrate community participation in support of our Firewise efforts. The RVFD, MMRP, Maricopa Emergency Management, Tonto National Forest, and others have been speakers in the past, keeping residents updated on processes and procedures. THE 2024 FIREWISE DAY WILL BE HELD ON SATURDAY, NOVEMBER 9TH, FROM 9 TO 11 AM IN THE RIO VERDE COMMUNITY ASSOCIATION MULTIPURPOSE ROOM. Reminder: Please submit your sweat equity worksheets and landscaping receipts to the Association’s Administrative Office so the data can be incorporated into the recertification application. Last year, the closest fire to the Verdes was the Diamond Fire off 128th and RV Drive, which burned ~2000 acres. Local Area Fires This year, several fires have been reported around our area, some named and worked by firefighters, hotshots, Emergency Management teams, helicopters, and air tankers, and some small fires along the roads that have been managed by local fire crews. On page 7 is a list of this year’s fires that are in areas familiar to most of us, some close and some farther away, but all around us! We must remain diligent to prevent wildfires from threatening our homes and lives. Please volunteer to help!

VERDES COMMUNITY CHRISTMAS PROJECT 2024

The 2024 Verdes Christmas Project letters are in the mail to community residents. Our mission is to help less fortunate families enjoy the holiday season through the efforts of our volunteers and the generosity of the people in our communities. This year, we are modifying the program as a trial to see if it better accommodates the shift in our volunteers’ interests. We will accept monetary donations, as we have done in the past, to support one of our chosen organizations (see below). You can specify the organization you wish to support on your check, or it will go into the general fund, which will be divided amongst the five organizations. This year’s organizations: Homeward Bound - Provides safe and stable shelter to victims of domestic violence and homeless families with children. Vista Del Camino - Provides food, clothing, and emergency assistance to Scottsdale residents; donations are delivered to the facility in Scottsdale on their specified date. Fountain Hills Families - Counselors and school nurses identify needy families with children in the Fountain Hills elementary and middle schools. Unlimited Potential - Literacy program for adults and preschool children located in SW Phoenix. Veterans First - Preventing homelessness and stabilizing lives among veterans and providing referrals, resources, and information to all veterans, their families, and caregivers. Foster Your Future - Assists young adults exiting the foster care system or who are homeless by providing household items, food, clothing, and mentoring as an option as well. Verdes Community Christmas Project, Inc. (#45-5309859) is a 501C(3) organization. We are also a Qualified AZ Charitable Organization (QCO # 20288), so all contributions are directly deductible from your AZ tax. The limit for the AZ 2024 credit as an individual is $470 and for married filing jointly, $938.
