A. Comprehensive, broad form commercial general liability insurance in an amount not less than 1 million combined single limits. B. Worker’s compensation, as required by law and employer’s liability insurance in an amount not less than $100,000. C. Liability insurance for owned, hired, and non‐owned vehicles, in an amount no less than $1 million, combined single limit. D. Fidelity Insurance. Employees of Agent who handle or are responsible for funds of Association shall always be covered by fidelity insurance in an amount equal to at least $1 million. Agent shall provide Association with certificate of insurance and, if requested by Association, certified copies of the policies of insurance evidencing the coverage and amounts set forth in this Section 1.4. Agent’s certificate of insurance shall contain a provision that the coverage afforded under the policy or policies will not be canceled without at least thirty (30) days prior written notice (hand delivered or registered mail) to Association. Agent’s policies of in surance shall name Association as Additional Insured on all policies of insurance.
ARTICLE II SERVICES
As Agent for Association, Agent shall perform all the following services (collectively, the (“Services”) in a good and workmanlike manner, suing the highest standards of professionalism and care:
2.1 General Duties. Agent shall assist the Board of Directors of Association (the “Board”) in the management, operation, maintenance and administration of the Property in accordance with the terms of the Asso ciation’s By‐Laws, the Rules and Regulations of the Association, the Approved Budget as hereinafter defined), and the Covenants, Conditions and Restrictions affecting the Property (collectively, the “Association Documents”) and in compliance with all appli cable federal, state and local laws. In connection with the foregoing, Agent shall do or cause to be done, all the following: A. Recruit, hire, train, supervise and discharge all personnel required to maintain and operate the Property, if requested by Board of Directors. B. Coordinate with contractors and cause to be made all necessary repairs and maintenance to the Property, if requested by Board of Directors. C. Maintain businesslike relations with owners and tenants of units and respond to all service requests of such owners and tenant promptly and efficiently. Requests or complaints, which are deemed extraordinary by Agent, shall, after thorough investigation, be reported to the Board with appropriate recommendation. D. Make physical inspections of the Property twelve (12) times per year. E. Handle violations of the Association Documents as directed by the Board and/or specified in the Association Documents.
