SCHEDULE OF EXTRA SERVICES
PROFESSIONAL and CONSULTING SERVICES ...............................$150.00 per hour
Senior Management, such as Management Company's President or Chief Financial Officer, or Management Consultant, requested to perform work or attend any Board or Member meetings in excess of one per year shall be billed at the rate indicated above.
SUPPORT SERVICES (Property Manager) ..........................................$95.00 per hour
If Community Manager is required to render services beyond normal business expectation as described in this agreement, Management shall be entitled to charge Association the above indicated rate for Community Manager's time, subject to obtaining prior approval from the Board of Directo rs. Such “beyond” activities may include but are not limited to extra meetings, lengthy meetings, excessive email/telephone communications, excessive time taken by homeowners, emergency services, etc. Overtime rate may apply when services are requested outside of normal working hours. Property Manager's normal working hours shall not include any regular or special meetings of the members or Board of Directors that may occur on Saturday, except the Annual Membership Meeting. Regular scheduled Saturday meetings are billed at a three hour minimum.
SUPPORT SERVICES (Other than Property Manager)
Any additional charges for services not described within the contract and approved by the Board of Directors shall be billed at a mutually agreed upon rate plus the actual cost of any materials required to perform said services.
PARKING VIOLATION & TOWING OF VEHICLES .............................. $95.00 per Hour
If a community manager or staff member is required to identify illegally parked vehicles* or coordinate or assist in the towing of a vehicle from the association property (or surrounding area) at the request of the Board of Directors, an hourly fee shall be charged with a minimum of one hour per site visit. * Board members need to understand that the identifying and tracking of illegally parked vehicles is better done by a committee of owners who live on the property. Once the Board of Directors has identified a vehicle that needs to be towed from the property, management may be requested to assist in the coordination of towing (which will help to insure that proper procedure is used). Typically, this can result in three or more visits to the property to accomplish, and fees for management services could be in excess of $200. AFTER HOURS - OVERTIME RATE All services of personnel performed outside the normal workday (evenings, weekends or holidays) shall be billed at 1 1/2 times the hourly rate indicated herein above.
