3.1.2 Would involve transactions or services outside Seabreeze ’ s expertise or knowledge; or
3.1.3 Would involve transactions or services not contemplated by this contract.
3.2 Seabreeze will act as liaison with the developer or contractors for corrective work on common areas and facilities on the property.
3.2.1 Association must have or obtain at its expense a maintenance matrix, drafted with the assistance of Association ’ s legal counsel, stating who is responsible for the maintenance, replacement or repair of all elements of the property. 3.3 Except in an emergency (when immediate action is required to protect lives or the property) Seabreeze will not make or authorize alterations, repairs or improvements to the property costing over $1,500.00, without first securing Board approval. The Board may designate a representative who will have authority to authorize such expenditures. Any such designation will be made in writing, in advance. 3.4 If non-emergency repairs, alterations or improvements to the property become necessary, Seabreeze will secure competitive bids for the work. It will submit these bids to the Board for approval before any contract is awarded or work begun.
3.5 Seabreeze will provide a 24-hour answering service, in order to handle emergencies.
3.6 Seabreeze will inspect property common areas and facilities twice per month. The purpose of these inspections is to:
3.6.1 Identify maintenance and care problems;
3.6.2 Identify other deficiencies in the common areas or facilities;
3.6.3 Document violations for Board action.
3.7 Seabreeze will help Association select an insurance agent and insurance carrier(s), so that the Association can protect itself against various hazards, as may be required by the Association ’ s governing documents or this contract. Nevertheless, these decisions are for the Board. 3.7.1 Seabreeze assumes no responsibility with respect to the propriety of any of the Association ’ s insurance coverage. Seabreeze does not warrant that the Association has full coverage for any risk, including, but not limited to, full replacement cost for property loss.
3.7.2 Seabreeze assumes no responsibility with respect to the adequacy of:
3.7.2.1 The amounts of insurance coverage purchased by the Association;
3.7.2.2 The insurance carrier selected by the Association;
3.7.2.3 The types of coverage selected by the Association.
