Does supplier provide a website for homeowners? As a standard practice, we provide each of our associations a dedicated community website, MySeabreeze, which allows homeowners and the Board immediate access to real-time data, documents, community information, and much more. Each homeowner will have their own login and user password to the website, which can be found on their billing statement. Once on the site, homeowners can view the Association’s gove rning documents, parking rules, community map, architectural guidelines, as well as applications. This online tool provides the most up to date account information at their fingertips. Homeowners can also review account history, view the status of active work orders as well as correspondence specific to their account, and even pay assessments online via eCheck or Credit Card.

MySeabreeze is linked to our company software, so all information is live-time, and all payments are posted immediately.

Board communication

Does supplier provide a separate website for board members? Yes, our “Board Portal” is an extension of the provided MySeabreeze website. While Homeowners can access specific information, as noted above, the Board Portal allows the designated Board members access to this additional extension that allows them to see violation reports, homeowner requests, and association financials, all in real time. This information is pulled from our software program, C3, daily.

Does supplier provide email server for board members Yes, at no additional charge.

Provide third-party contract administration? Yes, absolutely. This is a crucial function of your manager.

Coordinate with onsite staff, including Vendor Liaison and Handyman - if any. Yes, absolutely.

Process and coordinate Architectural and Landscape Variance requests Yes, this is a standard practice and expectation of your Community Manager.

Provide onsite inspection for deed restriction violations and who conducts inspection? Yes, absolutely. These inspections would be conducted by the Community Manager.
