Larken Associates breaks ground on industrial complex in Flemington, NJ
ENTRAL NJ — Bus- sel Realty Corp. (BRC) , a leading in- dustrial/retail real estate ser- vices firm in New Jersey, an - nounced its leased the entirety of 5 Wheeling Rd. in Dayton, NJ, a 42,000 s/f industrial building, to Core & Main LP. Stephen Nozza , senior vice president of BRC, represented the landlord, Budd Develop- ment Company , in the trans- action. Core & Main LP was represented by CBRE . “Having exclusively mar- keted all of ownership’s New Jersey properties for over 20 years, I have become a trusted advisor in the redevelopment of each location as they become available,” said Nozza. “My current assignment for Budd development is another free- standing facility located at 332 Applegarth Rd. in Monroe, NJ. Renovations of this 86,000 s/f building include cross side tail board loading with new doors and levelators, new LED light- ing, new roof, new parking lot with two extra stoned acres for trailer parking or outside storage. There is a shortage of these type of stand-alone industrial properties which can accommodate various uses that are not possible in multi- tenanted warehouses.” Sitting on over five acres, 5 Wheeling Rd. is located near Exit 8A of the New Jersey Tpke. with access to Rtes. 1 and 130. The property totals 42,000 s/f and has 21-foot ceilings, six tailboards, one drive-in, 1,200 amps of electric power, wet sprinklers and ex- tra land for trailer parking or outside storage. The land- lord, ACP Partnership LLC, was represented by Jeff Gold- finger , vice president,of BRC. 632 South Ave. in Garwood, is located near the New Jersey Tpke., Rtes. 1-9 and 22,and the Garden State Pkwy. as well as Port Newark/Elizabeth, New- ark Liberty Airport and NYC metro markets. Marek, and Silbert Realty represented owner- ship in the transaction while Coletta Commercial Realty represented the tenant. Jersey Mike’s Subs is the latest addition to a growing list of nationally recognized retailers who call The Vil- lage at Hawk Pointe home. In 2023, Larken Associates signed leases with Edward Jones and T-Mobile, comple- menting other key retail and medical office tenants at the property, including ShopRite, Visions Federal Credit Union and Hunterdon Health. “Since we acquired The Vil- lage at Hawk Pointe in 2018, we’ve been able to bring a strong mix of well-known tenants to the complex,” said Marek. “Jersey Mike’s is an- other great addition to our tenant lineup at The Village at Hawk Pointe, and we’re excited to see them serve residents of Washington and nearby communities.” The Village at Hawk Pointe is a three-building, 106,415 s/f grocery-anchored shop- ping center in central Warren County with a range of retail, office and medical spaces. Bussel Realty Corp. leased 3,000 s/f, Suites 8 & 11, at 100 Ryan St. in South Plain- field, a two-building industrial center totaling 54,000 s/f, to HNS Nutra LLC. With this transaction, the property is 95% leased. Jaynes, industrial specialist, and Abraham represented the tenant in the transaction. The landlord, Ryan 100 Holdings, was represented by Steve Bussel , president, of BRC. 100 Ryan St. is a class A industrial center located near I-287, the New Jersey Tpke., Rtes. 1-9 and 440, the Garden State Parkway and the Out- erbridge Crossing to Staten Island and Brooklyn, New York. The property features 24-foot ceilings, drive-in load- ing, ESFR sprinklers, 125 amps of electric power and surface parking spaces.
