All leases

1. Typical Commercial triple net lease. 2. $20per square foot +HST annual paid monthly in advance. 3. $5.50per square foot TMI annually paid monthly in advance, subject to cost change. 4. All maintenance to HVAC and mechanical systems will be the tenant’s responsibility moving forward. 5. 5-year term with a tenant option to extend for an additional five years (or more) 6. 3% yearly basic rent escalation. 7. Tenant responsible for all utilities. Some may be a split meter.
