INNOVATIVE MMC IN ACTION
Errigal is reshaping construction with innovative Modern Methods of Construction (MMC) solutions that enhance efficiency, safety, and sustainability. At our Elephant and Castle project, we tackled complex logistical and installation challenges. The scheme includes three high-rise towers (up to 34 storeys) with various façade systems, located in the centre of London above a tube and rail station and adjacent to major roadways. The external envelope features a modular brick façade, large windows, extruded fins, and aluminium rainscreen cladding, with striking 4m tall feature cladding frames on the rooftop. Recognising the significant health and safety risks of working at height, Multiplex, the main contractor, challenged our team to develop a modular solution that would both mitigate these risks and accelerate the installation process. Close coordination across multiple trades was essential, ensuring that waterproofing, mastic sealing, building maintenance, and all mechanical and electrical services were precisely monitored to ensure a smooth installation.
This project is a prime example of how MMC is transforming our approach to construction. The prefabricated modular cladding system we developed included: • Structural Analysis: Engineered a detailed steel framework to support external cladding. • Mock-ups and Testing: Created full- scale mock-ups, tested off-site, • Custom Equipment: Designed bespoke lifting systems to ensure safe, precise installation. This project is just one example of how MMC is being applied across our portfolio, helping us deliver safer, more efficient, and sustainable solutions.

SkillBuild Success We are incredibly proud of our apprentices’ stellar performance at both the NI and UK SkillBuild finals. In Northern Ireland, Errigal dominated the podium, taking first, second, and third place. At the UK SkillBuild National Final, Michael Umeukeje and Owen Quinn brought home top honours in the Drylining category, claiming first and second place respectively. Their achievements are a testament to the exceptional skill, dedication, and training provided through our programs. FIS Student of the Year Shaun McKenna added another accolade to our year of success by winning Student of the Year for Interior Systems at the prestigious Finishes and Interiors Sector Training Awards in the UK. EXPANDING OUR DATA CENTRE EXPERTISE ACROSS EUROPE
The data sector continues to be a key driver of growth for Errigal. This year, we are delivering data centre projects across six markets in Europe, solidifying our position as a trusted partner in this expanding industry. Our operations in mainland Europe continue to go from strength to strength with a focus on Data and Pharmaceutical projects. Our experienced teams have successfully completed and continue operations in Germany, Croatia, Netherlands, Spain, Sweden and Austria with the latter two being new regions for us this year. 2025 will bring opportunities in Portugal, Finland and Norway, and with our experienced direct labour force, committed management teams and established supply chain we plan to operate in these regions for some time to come giving the usual high standard of Errigal service to our clients. Our turnover in mainland Europe for 2024 will be €48m across 14 projects and we end 2024 having secured our 80th data centre project. Our commitment to innovation and excellence ensures Errigal remains at the forefront of this thriving sector.

CONTINUED GROWTH AREA
LON0102 DATA CENTRE: A YEAR OF ACHIEVEMENT One year into the development of this 5-storey, 10 COLO data centre for Microsoft, the project remains the largest of its kind in the UK, covering 520,750 sq. ft. and providing 96MW of data. Located on Bashley Road in Acton, an area undergoing significant redevelopment, Errigal is responsible for the façade and internal fit-out for main contractor Mace. Over the past year, our teams have collaborated with Mace, NWA, HDR, and other partners to plan and schedule the work, and we are now delivering this major infrastructure. We look forward to continuing the project and building on the strong relationships developed so far.

BUILDING BETTER HEALTHCARE: THE BAIRD FAMILY HOSPITAL Errigal is proud to be nearing completion on The Baird Family Hospital and The ANCHOR Centre projects in Aberdeen, alongside our partners at Graham Construction. Both buildings are now equipped with state-of-the-art research and teaching facilities, providing a person- centred environment of care. Errigal successfully delivered the drylining and suspended ceiling installations, contributing to the creation of a world-class healthcare and learning environment. The project represents another milestone in Errigal’s commitment to supporting cutting-edge facilities in the healthcare sector.

ERRIGAL DEGREE PROGRAM At Errigal, our degree program provides a clear and structured pathway for our undergraduates, helping them grow from first-year students to confident fifth-year professionals. From the outset, we focus on opportunity, support, and development at every stage of their journey. In Years 1 and 2, students gain invaluable exposure through department rotations, building a strong foundation with a focus on pastoral care, soft skills development, and a dedicated mentorship program. These early experiences ensure our undergraduates feel supported, engaged, and prepared to explore their strengths. As they progress into Years 3 to 5, the focus shifts to core skills development, where undergraduates hone specific skills aligned with their degrees. Through industry training, structured assessments, and internal coursework, they gain hands- on experience and build the confidence needed to excel on site and beyond. From working on site to taking part in team activities, our undergraduates are immersed in opportunities that combine learning, collaboration, and growth. Their journey is a testament to the support, mentorship, and experiences provided throughout their time at Errigal.

Closer to home, Ward and Conan’s bake sale for two cancer charities brought people together with generosity and purpose, while our participation in Monaghan’s Fittest Company highlighted our dedication to health and well-being. Initiatives like the Errigal Wellbeing Calendar have also brought positivity and mental health awareness into our daily lives, while festive events such as Winter Wonderland provided a joyful way to celebrate all we’ve achieved together. ERRIGAL CHARITY GALA RAISES €180,000 FOR ATAXIA
On 14th September, Errigal hosted its third Charity Gala in Ardginny, Co. Monaghan, raising an incredible €180,000 to support those affected by Ataxia. The evening brought together 300 guests, including suppliers, employees, and community members, to support Ataxia Foundation Ireland’s (AFI) mission of helping those affected by Ataxia - a progressive neurological condition impacting movement and coordination. Guests enjoyed a memorable night with a 5-star meal by Jane’s Kitchen and inspiring speeches from Conor McManus and Bernard Jackman. Hosted by Adrian Logan, the event featured a lively auction and raffle, with exclusive prizes sparking enthusiastic bidding. Looking Ahead: Our New Wellness Centre
We’re thrilled to announce that our upcoming wellness centre, currently in the planning stages, is set to progress in 2025. This state-of-the-art facility will offer a dedicated space for our employees to take time out from work and focus on their physical and mental wellbeing.
SOLACE: OUR COMMITMENT TO A GREENER FUTURE As we close 2024, we are thrilled to share the progress and exciting future of our Errigal Sustainability Programme, which continues to shape our projects, teams, and operations. This ambitious initiative remains at the heart of our commitment to creating a greener, more sustainable future. The name SOLACE was chosen for its dual significance: its dictionary definition, “comfort in a time of distress,” reflects the urgency of responding to global environmental challenges; and as an acronym, Sustainability, Circular Economy, Leadership, Alternatives, Carbon Net Zero, Environment, it encapsulates the key pillars of our sustainability vision.

PETER MCCLOSKEY: DRIVING EXCELLENCE IN ERRIGAL CONTRACTS
Peter started his career with Errigal over 20 years ago, working as a Quantity Surveyor and progressing to Commercial Manager. Bringing his expertise to the operations side of the business in 2012, Peter then progressed to Operations Director in 2018. We are delighted that Peter has now taken up the role as Managing Director of our Errigal Contracts business and will continue to bring his positive influence to all. Peter has a strong understanding that our trades people are key to the success of our business and has in-depth knowledge of the labour market. He has played a critical role in projects such as The Convention Centre - Dublin, Royal Victoria Hospital - Belfast and The Damac Tower - London, showcasing his dedication and expertise that have shaped Errigal’s success.

BRENDAN TREANOR: ELEVATING FACADES TO NEW HEIGHTS
Brendan took up a position as a Project Manager in Errigal just over 10 years ago, coming from a structural engineering background with a strong emphasis on design, Brendan soon brought his expertise to the design of the first through-wall project for Errigal Facades. Brendan was a key person in sparking the growth of the Facades business. Brendan took up a lead role as Project Director in 2019, he transitioned to lead procurement and pre-construction in 2021, enhancing business operations. After completing the Timoney Advanced Leadership Program in 2021, he led Errigal’s first reclad project as a principal contractor. Brendan has played a key role in landmark projects like Galaxy House and Westfield London Phase 2. We are proud that Brendan has now progressed to Managing Director for Errigal Facades and we are certain that under his leadership, Facades will continue to thrive.

Ryan O’Neill, Quantity Surveyor at Errigal has earned his MRICS (Member of the Royal Institution of Chartered Surveyors) qualification through the Preliminary Pathway, successfully passing the APC interview in October 2024. NIALL WOODS AWARDED ICE FELLOWSHIP GRANT BOTHWELL OBTAINS MASTERS Grant Bothwell, Design Lead in our Design Department at Errigal obtained his masters in Engineering Management from Technological University of the Shannon. BIM Design Project Management Approach BIM Design Project Management Approach uses Building Information Modelling (BIM) to coordinate, plan, and manage the design, construction, and lifecycle of a building for improved efficiency and collaboration. BIM Project Management approach involves clash detection processes that identify and resolve conflicts or interferences between different building systems in a digital 3D model before construction begins.
2D & 3D Thermal Analysis Capabilities
2D & 3D thermal analysis to optimises a building's exterior and to improve energy efficiency, comfort, and performance.
3D Laser Scanning
3D laser scanning point cloud services capture precise, detailed 3D data of physical environments for accurate modelling and analysis.
Architectural CGIs
Architectural CGI's can be created to visualise, present, and refine design concepts before construction, helping clients and stakeholders understand the final result.
TECHNOLOGY UPDATE
TRANSFORMING OPERATIONS WITH ERP MIGRATION
This year, we achieved a significant milestone by successfully migrating a number of group companies to the our new Microsoft 365 platform. The transition included rolling out new functionalities to site teams and providing continuous support to Finance, Procurement, and Commercial teams. In-house development efforts have led to the creation of bespoke features, advanced analysis, and reporting capabilities. As part of this transformation, we have begun phasing out the legacy platform and onboarding new group companies within the system.
NEW INNOVATIVE WORKFORCE MANAGEMENT APP
Our technology team has developed a workforce management platform designed to streamline time tracking, task management, and training compliance. It features GPS-based clock-ins, real-time notifications, and centralised training records. The app simplifies processes, provides offline access, and ensures a seamless experience, helping workers stay focused and productive. The platform will be trialed next year to refine its capabilities before a wider rollout.
INNOVATING WITH OUR HEALTH & SAFETY APP
In the past 12 months, we developed a state-of-the-art auditing app to streamline and enhance our audit processes. This tool provides deeper insights into performance, identifies trends across sites, and highlights positive practices. By leveraging this app, we can monitor overall site performance more effectively, ensuring continuous improvement in our operations.
UK PROJECT SPOTLIGHTS In the UK, our team has been delivering a variety of construction projects throughout the year, each contributing to the growth and development of key industries. From cutting-edge data centres to major commercial and residential developments, our work continues to set new standards in quality and efficiency. These projects, though only a small sample of our portfolio, demonstrate our ability to meet the diverse needs of our clients while maintaining our commitment to innovation and excellence. Errigal began work on site in Q4 2023, on a premium student accommodation block in the heart of London. The development, with thoughtfully designed social spaces and exclusive amenities crafted to bring students together, is set against breathtaking views of London’s skyline. Once finished, the building will cater for upwards of 900 students.
N26 Client : East Village Management Ltd [EVML] Sector : Residential Location : London Value : £25m Scope : External Cladding Remediation
Errigal mobilised to site in February 2023 and commenced recladding works in April 2023 – the project is currently due to be complete in February 2025 - six months ahead of programme and within budget. We have integrated well into the community, reporting zero H&S incidents and implemented innovative working practices to achieve a perfect Considerate Constructers Scheme assessment score.
Temple Quarter Enterprise Campus, TQA1 Client : Sir Robert Mc Alpine Sector : Education Location : Bristol Value : £9m Scope : Partitions & Ceilings
Errigal began working on site during the summer of 2024, on the new state of the art University campus within the city’s commercial centre. The development spans nearly 40,000 m2 over 6 floors and will provide a new space promoting collaboration and discovery for over 5000 students and staff.
IRELAND PROJECT SPOTLIGHTS Throughout the year, our team in Ireland has been involved in a diverse range of exciting construction projects, showcasing our expertise across various sectors. From state-of-the-art office developments in Dublin to large-scale residential communities, these projects highlight our commitment to quality, innovation, and timely delivery.
Harcourt Square Client : JPC Sector : Office Shell and Core Location : Dublin Value : €5.6m Scope : Partitions and Ceilings works
Errigal started work on site in Q4 2024, on a state- of-the-art modern office spacing in the heart of D02 to cater for Dublin’s ever-growing commercial populace. The development, a stones-throw away from St. Stephen’s Green and the Grand Canal, will cater for upwards of 300 working spaces.
O’Devaney Gardens Client : Sisk Sector: Residential Location: Dublin
Value: €5m (Phase 1), €4.9m (Phase 2) Scope: Partitions, Ceilings, SFS works
Errigal commenced work on Phase 1 in August 2024, which includes 368 units. Phase 2, comprising 375 units, is set to start in Q2 2025. The development will be completed in four phases, featuring parks, cultural spaces, shops, a café, and a crèche. Located near key transport infrastructure, O’Devaney Gardens will be a sustainable, green, and socially integrated community.
Swords Surgical Hub Client : Sisk
Sector : Healthcare Value : €2.7 million Scope : Partitions, Ceilings, SFS works
Errigal began works on the Swords Surgical Hub in July 2024. The project includes standard partitions, suspended ceilings, and SFS structural walls to accommodate an SFS lid. Located in Unit 1 of the Swords Business Campus, the 3,910m² facility will feature a reception area, café, admission suites, treatment rooms, operating theatres, recovery rooms, and necessary ancillary spaces for surgical services.
