MARKET INSIGHTS APPLYING DATA SCIENCE TO BETTER UNDERSTAND OUR LOCAL MARKET This month we are going to pivot our research and focus on the state of the inventory in our area. The total number of homes for sale has been increasing, but may not feel like it depending on where you are looking and what type of property you are looking for. Let's uncover what is happening as we take a closer look... All transaction data & data visualizations are based on information from Bright MLS for the peers 1/1/2018 to 11/10/2022 Unless otherwise noted, data includes "Active" listings from Wicomico, Worcester, Somerset, Dorchester and Sussex Counties. ACTIVE INVENTORY

INVENTORY

From mid-June to early November, the number of active homes for sale in the region has increased 22%. This is a significant amount, but for many the market does not "feel" like inventory is up. This is due to a couple of factors. First, if you caught last month's issue, you know that the median number of days on market continues to slowly increase. This means existing inventory is staying on the market longer. Second, where inventory is increasing matters. Inventory activity is very different accross the five counties. The breakdown below shows changes in active inventory since September.

Sussex and Worcester county inventory rose by 7.4% and 24.5%. On the other hand, inventory dropped across Wicomico (-4.3%), Dorchester (-3.8%) and Somerset (-15.9%) counties. The tightening in these three counties compounds the challenges already facing buyers.

WHAT IS THE PROFILE OF ACTIVE HOMES?

PRICING The average price on the market is $368,000, but varies widely by county/location. With the current interest rates pushing 7%, the $300,000 market is still quite hot. This chart helps explain why...

Only about 20% of the active inventory falls between $100,000 and $300,000. This means the largest group of buyers are still facing stiff competition for homes in a relatively narrow band of the market. And with interest rates squeezing affordability, buyers who may have been looking above $300,000 before are now being pushed down into that crowded segment, too.

20% of the properties for sale are condos or OWNERSHIP TYPE

land leases. This leaves just 80% of

market as Fee Simple homes which is what most home buyers are searching for.

Of course, the condos and land leases are primarily located in Eastern Sussex and Worcester counties. In Wicomico, Somerset and Dorchester, fee simple homes make up 95% of the inventory.

BED & BATH BREAKDOWN

50% of active homes for sale have 3 bedrooms. If you need 4 or more bedrooms, the inventory shrinks to about 35%. 3 OUT OF 4 HOMES HAVE 3 OR 4 BEDROOMS

90% of active homes for sale have at least 2 full bathrooms. 4 OUT OF 5 HOMES HAVE 2 OR 3 FULL BATHROOMS

FINAL THOUGHTS The market is ever evolving and 2022 has been a roller coaster! We have seen massive swings in interest rates and record home values while the number of homes sold is decreasing and inventory is constrained. Change is difficult for many people, but success comes to those that embrace the change and adapt to it. The ability to adapt is unlocked by understanding what is changing and why. One of my passions is to relentlessly study out local market and share those insights with you, so that you are equipped to successfully navigate one of the biggest financial decisions of your life-the purchase or sale of a home. Create a little season beverage bar. If you don’t have a lot of counter room, Just put together a few of your favorite {and most used} items on a tray and hide the rest of the supplies in the cupboard above. It’s a cute little

USE COOKIE JARS

There are so many cute Christmas cookie jars out there and their great for Christmas kitchen decor. Cookie jars can be used to store much more than cookies too. Use them for tea towels, kitchen scrubbers, tea bags or anything else you want to be out of sight but still have easy access to.

1 loaf French bread (450g) 8 large eggs 1 cup milk 1/2 cup maple syrup 2 teaspoons cinnamon 2 teaspoons vanilla extract

Cinnamon Sugar

2 tablespoons granulated sugar 1 teaspoon ground cinnamon

1/4 cup powdered sugar 1 tablespoon milk

French Toast Casserole is perfect for prepping the night before and popping in the oven for a weekend or holiday brunch! An overnight French toast bake with cinnamon, vanilla, maple and crispy cinnamon sugar topping.

Instructions

Lightly grease a 9"×9" pan. Cut or tear bread into 1" cubes and place in pan — it will be full and that's okay! In a medium bowl, whisk together eggs, milk, maple syrup, cinnamon and vanilla. Pour over bread in pan, doing your best to evenly distribute the mixture over the bread. Using a spatula, press the bread down into the liquid the best you can. Cinnamon Sugar: In a small bowl, combine sugar and cinnamon. Sprinkle over bread. Cover and refrigerate at least 2 hours or overnight. Cover (with foil or a lid) and bake at 350 degrees F for 40 minutes. Remove cover and bake another 15-20 minutes until set in the middle and top is slightly crispy. Glaze: Stir together powdered sugar and milk and drizzle over French toast or serve with syrup, fruit, whipped cream or yogurt as desired.

There’s no place like home for the holidays, as the old song says. But getting home sometimes costs serious money. With these budget travel tips, you can spend less on holiday travel—so you’ve got more in your wallet once you reach your destination.

Budget Travel Tips for the Holidays

1. Create a travel checklist. Our first budget travel tip is all about being prepared! It’s way easier to save money on your trip if you plan ahead by making a travel checklist. Write out everything you need to do, pack, buy, reserve—and everyone you need to coordinate with to make sure the trip runs smoothly and stays on budget. 2. Budget for all travel expenses. Use your travel checklist to see how much you need to spend on the trip (or trips). Then—this is so important—put these holiday expenses in the budget! This is how you go from having good intentions to being intentional with your money. 3. Adjust the budget. So, you’ve got all the holiday travel expenses in your budget now. Sadly, that extra money won’t just show up in your stocking, no matter how much care you use to hang it by the chimney.

Download Gasbuddy so you can check gas prices on route and take the exit with the best deal. Use cruise control when you can. Make sure your tires are properly inflated before you leave town. 4. Use gas-saving tricks. Filling your tank can be crazy expensive right now. So, if you’re driving over the holidays, try these easy tricks to save money on gas: 5. Ask for a ride or carpool. If you’re flying into town, could a relative pick you up? Even if you give them gas money, it’s probably cheaper than a rental or ride- sharing service—especially since these services cost even more in prime holiday travel time. Also, are other family members near you going over the river and through the woods to grandma’s too? Can you carpool? Yeah, it might mean a few hours of hearing your Uncle Mark retell stories about how he and your dad once set a mattress on fire “on accident,” but it builds character and helps your budget. 6. Pack snacks. If you’re filling up on snacks at every gas station or pit stop, you’ll quickly run low on travel funds. Instead of buying chips, drinks and candy at convenience store prices, pack your own snacks before you go. You can eat healthier—and for pennies on the dollar—if you bring your own food along for the ride. Take this to the next level by packing a lunch, too.

7. Stick to a carry-on. Flying? Keep calm and carry-on. In other words, skip the checked bag so you can skip those fees and drop the risk of your baggage getting lost. 8. Remember good gifts come in small packages. There are heaps of great ways to save money on Christmas gifts. And when you’re traveling for the holidays, one of those ways is to think of the size of the gift. Of course, some small things can have a huge price tag, but what about a reasonable amount on a gift card to the person’s favorite store or coffee shop? Or what about an experience you can enjoy together while you’re in town? Make a little coupon with the details, toss it in a gift box or bag, and you’re making memories in no time. You could also go in on a more expensive or bigger gift with someone local who’s willing to purchase. 9. Rethink where you’ll stay. Hotels can be expensive. So, if Aunt Beth says you can stay at her house but things are a bit snug there—remember it isn’t forever. Sleeping on that air mattress might be worth it. And consider chipping in on grocery costs or giving a gift card to her favorite restaurant. It’s a great way to show appreciation that’s still cheaper than a hotel room. If you don’t have a friendly Aunt Beth or an opportunity to stay with friends or family, look at Airbnb or Vrbo, or even compare prices on hotel rooms online. Don’t book the first place you see. Always click around for the best deal.

10. Don’t use a credit card. The idea that you can’t travel without a credit card is a total myth. And using a credit card for your holiday travel actually has some major downfalls. For one, you don’t technically have to pay off that balance at the end of the month. And the credit card companies don’t really want you to, to be honest. The average credit card interest rate right now is 18.43%. Don’t risk the temptation. Next month will have its own seasonal expenses, and there’s always a (poor) excuse to charge something now and worry about it in the future—plus interest. But here’s the other side: Even if you do pay off that balance, you’re creating a bad money management system. One lump credit card payment each month means you have no idea what you’re spending on different budget categories. Pay for your expenses (all of them) with actual money you actually have. Track these expenses for accountability, and to stay on top of your budget. 11. Be flexible about timing. If you’re able to head out on a Tuesday or Wednesday, those are cheaper days to fly. Also, if you can fly or drive on Thanksgiving Day or Christmas Day, you’re looking at cheaper flights. Now Put These Holiday Travel Tips in Action! Chorizo and Egg Christmas Wreath

INGREDIENTS

9 ounces Mexican pork chorizo 10 eggs 1 can refrigerated crescent rolls 1/4 cup shredded pepper jack cheese 1 tablespoon olive oil 1 teaspoon sesame seeds

INSTRUCTIONS

Crumble the chorizo into a skillet and cook the chorizo over medium heat for 10 minutes. In a medium bowl whisk eggs. Add eggs to cooked chorizo; cook for 2 to 3 minutes or until eggs are cooked thoroughly. Preheat oven to 375 ° F. Unroll can of dough; separate into 8 triangles. On a parchment sheet on a large cookie sheet or pizza stone, arrange triangles with shortest sides toward center, overlapping in wreath shape and leaving 4-inch round circle open in center. Crescent dough points may overlap edge of cookie sheet. Spoon mixture onto widest part of dough. Sprinkle with shredded cheese. Pull end points of triangles over chorizo and egg mixture and cheese and tuck under dough to form ring (filling will be visible). Carefully brush dough with olive oil; sprinkle with sesame seeds. Bake 17 to 20 minutes or until golden brown. Cool 2 minutes. With broad spatula, carefully place wreath on serving platter and slide off parchment sheet from under. Slice in between each crescent to make 8 individual pieces. Serve warm with salsa.

'Twas the night before Christmas and all through the house Not a creature was stirring, not even a mouse

My signs were all out and brochure boxes loaded The ad copy in and the lock boxes coded.

I just wrote an offer with that 1 perfect buyer eeghads it's so low…they say they won’t go any higher

So I call up my seller with the not so good news And they agree to meet with me…what have they got to lose

So, we sit at the table & I do what I do best Crunch numbers, talk deadlines and give it a rest

So, the sellers agree and get ready to sign And then they exclaim…“We’ve got an equity line!”

More crunching & digging to find extra money The sellers are smiling…but this really isn’t funny

3 months on the market with nary a showing Now I have an offer and not sure how it's going

And that’s when they ask what I don’t want to hear “Can you cut your commission?” and they crack open a cheer

What I need is a Smoothie while relaxing by a pool I reply that “I can’t…it’s a company rule”

So, I ring up the buyer right there on the spot I need to know if they’ll consider a counter or not

To my surprise they speak up, "We’ve got $5,000 more. If its signed tonight we’ll accept it, but absolutely no more."

So, back to the sellers for signatures on the line They him & They hem & then finally sign

I email the buyer and get their reply Accepted as countered; Now I’m flying high

The sellers are happy as I walk out the door It’s just 9pm; I can stop at the store

I pick up some goodies for my own Christmas treat Head home to chill out and put up my feet.

When I drive up to my house it is such a great sight All lit up for the holidays with the light's oh so bright

A smile crosses my face as I thought it just might “Merry Christmas to All and to All a Good Night!"

Christmas is also know as "Frittsmas" in our household. We have traditions of Cookie Decorating Parties and matching PJs.

One of our treasured Christmas traditions for our family is our routine on Christmas Day. For us, faith and family is everything, so we celebrate such a special day by spending time with our closest loved ones and having a shared experience of Christmas. Our day starts at home with Erin and I and the kiddos. Having some time just the four of us is precious before the bustle of the day starts. The kids open their gifts from us and we take in the peace and joy of the morning. We then go to my mom's house for an amazing brunch. She makes sausage gravy and biscuits every year and Erin usually makes an overnight French toast. We open presents together there and we eat, laugh and celebrate well into the afternoon. The next stop is Erin's parents' house for a family dinner. We open presents together (youngest always first!) and soak in the moments together before more family members arrive. Angie and Rob always prepare a feast and invite family to come and spend time together as we close out the day. The day is full and always goes by fast, but it never feels too busy or too rushed. We make the most of every moment and cherish the memories we create with each other.

When buying a home, every little detail matters. Something seemingly innocent like changing jobs could jeopardize your mortgage approval. To help you stay on track, here are common do's and dont's when applying for a mortgage.

Don't CHANGE JOBS Don't end your employment, change jobs, or put in for a leave of absence without alerting your Loan Officer first. Anything you change in your finances will change your lending profile and potentially impact your loan approval. The change will be uncovered during the employment verification that takes to get approved. Bottom line, if you are thinking of making any changes to your employment or income, speak with your Loan officer first. Don't MOVE YOUR CASH/SAVINGS Lenders are required to verify all funds for closing, including the source of those funds. Moving assets around between multiple accounts can create a paper trail nightmare. The best advice is to leave everything where it is, even if the purpose of the move is to pull your funds for buying the house. After your accounts have been verified and you loan is approved, you can consolidate your accounts if you want. Always consult your Loan Officer before you more any funds. Don't TAKE OUT LARGGE DEPOSITS Lenders must verify all sources of funds used in a mortgage transaction. For any large deposits ($1,000 or more) into your asset accounts (checking, savings, money market, etc.), you should be prepared to document the source. This could be a copy of the paycheck, bonus check, gift funds, etc. Before you make any large deposits, speak with your Loan Officer for instructions on how to do it right the first time. Don't MAKE LARGE PURCHASES Any assets that are used to qualify you for the financing of your home should not be used to make a large purchase without consulting with your Loan Officer prior to making the purchase. The final figure you will need for closing is not finalized until typically the week of settlement and you want to ensure you have the funds to require a consumer to have reserve funds after the down payment and closing costs are accounted for in order to qualify. If you dip into your funds prior to settlement, it may jeopardize the final approval of your loan and possibly going to settlement on your home.

Don't APPLY FOR CREDIT CARDS/NEW DEBT Don't apply for new credit of any kind. The creditor's inquiry will show up on your credit report, and we will have to verify there is no new outstanding debt. Credit is typically monitored during the loan process, so any new activity will be uncovered before your settlement. If you are planning to add a debt or pay off debts before closing, wait until you have spoken with your Loan Officer first to make sure you won't endanger your loan approval or settlement date. Do REVIEW YOUR CREDIT REPORT The best way to get a jump start on your mortgage process is to know what your creditors are saying about you and the accuracy of the information. Request a copy of your report with your Loan Officer and confirm any inaccurate or OMITTED information. Credit reports are not always accurate, but corrections can be made quickly, as long as the proper documentation can be obtained. Do HAVE FINANCIAL PAPERS READY Keep all pages of your tax returns, along with any W2's, 1099's, or K1's, and any other financial papers from the past two years in a handy place. if you sold a home in the past two years, have your (HUD-1) Settlement Sheet or Closing Disclosure handy. During the loan process, you may have to provide a document that you did not anticipate you would need. Save all pages of all bank statements and paystubs from now until closing. They could be needed for your loan approval, so keep everything handy. Do TALK TO YOUR L/O BEFORE ACCEPTING FINANCIAL GIFTS Gifts from relatives are very common in the purchase of a home, but there are specific ways a gift must be handled. if you are getting a gift, hold off on receiving it until you have spoken with your Loan Officer. you will want to understand exactly how to receive the funds and what documentation would be required.

This adorable snow globe soap pump is the perfect way to add an unexpected dash of Christmas to the kitchen or bathroom sinks in your home. Throughout the year I keep most of the decor in my home fairly neutral and then swap out accessories like this for different holidays. It makes me smile every time I go to use the kitchen sink!

Bonus: You need ZERO crafting skills to pull off this project!

Supplies

Clear, standard mouth mason jar White flat back glass marbles

Ceramic Christmas tree Mason jar soap pump lid Clear soap Twine (about 2 yards)

Directions

Step 1.

Add about two dozen flat back white marbles to the bottom of the mason jar. Lower the ceramic Christmas tree into the jar and settle it on top of the marbles. (note: when shopping for a tree for your jar, be sure to get one that will fit in the neck of your mason jar!)

Step 2.

Before filling your jar with soap be sure the trim the stem for the soap pump to be the right height and check the fit before adding soap!

Step 3.

Add clear hand soap or dish soap to your jar.

Step 4.

Add the pump mechanism and screw it onto the lid of the jar. Buy a pre-assembled pump on Amazon or make your own by following this tutorial.

Step 5.

If desired, wrap about two yards of jute twine around the collar of the soap pump and then finish with a bow.
