APi Group welcomes Chubb to the family Creates world’s leading life safety services provider In January 2022, APi Group completed the strategic acquisition of Chubb fire and security business (Chubb), a leading global provider of fire safety and security services headquartered in the United Kingdom, and proudly welcomed its 12,000 employees into the APi Group family of companies. The addition of the internationally recognized Chubb brand to the APi Group network creates the world’s leading life safety services provider, launching new opportunities for growth and expansion.

Between Us What a year we’ve had so far. Here at our office in New Brighton, Minn. the leaves are falling, and the temperatures are getting colder. Winter is well on its way. It’s been a whirlwind of a year. As you recall from our last newsletter, on January 3rd, 2022, we hit the ground running by closing on the acquisition of the Chubb Fire & Security business (Chubb). Since then, we’ve been working to separate Chubb from their previous owner and bring them into our APi Family. It has been a heavy lift from a lot of people, and we find ourselves in a very good place— thank you to all of the APi Group and Chubb team members that are making the separation possible. This acquisition is truly transformational. APi Group was once considered to be international, and now we are truly global. We stand as the number-one life safety service provider in the world. That is all remarkable and could not have been achieved without our people. After launching “I am a leader” e-learning at Chubb this summer, over 4,800 people have completed it. We strongly believe that everyone, everywhere is a leader. Our ability to integrate and mobilize our Building Great Leaders ® platform into Chubb’s culture has been amazing to witness and has been well-received by our new teammates. If you haven’t taken the e-learning course, I strongly recommend joining us on our leadership journey. Scan the QR code at the bottom of this page, or go to https://www.apigroupinc.com/careers/bgl-learning to learn more about our Building Great Leaders e-learning series. APi Group will continue to develop and evolve as we move forward. The investment we make in our people will also grow and evolve. Our goal is to be the number-one people-first public company in the world. I believe we are well on our way. Another exciting change this year was being certified as a Great Place to Work. Our companies in the U.S. participated in a survey to prove what we’ve known all along. We have great people at the heart of what we do, and I am so grateful for each and every teammate. Our business is performing well in such a volatile environment. Our revenue momentum continues to reflect strong demand for our services across our portfolio and it is gratifying to see Chubb have organic growth in the year-to-date period after many years of decline. I don’t know if we are headed into a recession or not, but we must be prepared to manage whatever the next challenge may be — not only on paper through our downturn plans, but we must also be ready to act swiftly if needed. Your individual Leadership has been the steady force keeping us pointed in the right direction. For that, I will be forever grateful. All my best for a wonderful and safe holiday season. Thank you for being a part of the APi family.

“Chubb’s global presence and performance in the life safety segment, along with a robust recurring-services business model, highly complements our focus on life safety and specialty services within our North American footprint,” said Russ Becker, APi Group president and CEO. “Chubb’s history and brand reputation speaks for itself. We couldn’t be more excited about working with such a talented international leadership team who shares the same values and has the same employee and customer focus we do.” “Our 200-year history in the life safety and security business, as well as our alignment of values and culture fit with APi Group, was highly compelling. We were considered a sleeping giant, but we have a strong structure and the processes in place as a global organization,” said Chubb CEO Andrew White. “The acquisition by APi

Group is a force multiplier for both our companies, greatly expanding the APi Group footprint and portfolio.” Chubb brings an industry leader into APi Group operations while expanding the geographical map of fire safety and security services providers to cover nearly the entire globe. Chubb operates in 17 countries across Europe, Asia Pacific, and Canada, serving over one million customer sites, supported by Chubb’s 200+ branches and 20+ monitoring centers worldwide that provide 24/7 fire and security monitoring.

“The blending of the two companies is a great opportunity for our employees, across all of our companies and branches, to learn, grow, and develop to take advantage of the strengths that each of the organizations bring forward.” — Russ Becker, APi Group president and CEO

The people of Chubb

The acquisition of Chubb fire and security business (Chubb) by APi Group is the start of a new era in Chubb’s rich 200-plus year history and was marked internally with an engaging people campaign. Entitled “A World of Opportunity”, the campaign aims to connect Chubb’s 12,000 global employee base with the exciting opportunities available under APi Group ownership—from Day 1 and beyond. On January 10, 2022, a global town hall and launch video celebrating Chubb’s new chapter with APi Group was followed 100 days later with the release of Chubb’s Employee Manifesto, a commitment to creating an environment and a culture at Chubb that puts people first. “The Employee Manifesto builds on APi Group’s concept that by placing value on our people, we can build a long-term future for the business and create a winning culture,” said Clare Cooper, associate director of group internal communications at Chubb. “We want our employees to know that this ‘World of Opportunity’ means giving them opportunities to unlock their potential, unleash new possibilities and be a leader— whatever their role in the company.” “Since I joined Chubb, I’ve observed that throughout the APi Group family of companies, leadership isn’t just a top-down phenomenon,” said Andrew White, CEO at Chubb. “Everyone is a leader and given the autonomy to work the way in

which they want with the freedom and responsibility to make their own decisions. They have an equal seat at the table and permission to be authentic and vulnerable.” “The investment that we make with our people really starts with everyone,” said Russ Becker, president and CEO of APi Group. “The blending of the two companies is a great opportunity for our employees, across all of our companies and branches, to learn, grow, and develop to take advantage of the strengths that each of the organizations bring forward.” Chubb employees worldwide began learning about the APi Group leadership culture in June 2022 through the first foundational program in the company’s Building Great Leaders e-learning series, “I am a Leader.” This program introduces the APi Group belief that everyone, everywhere is a leader. To date, over 4,800 Chubb team members have completed the module, Chubb team members completed the module, an online learning opportunity available in seven languages that introduces the APi foundational leadership concepts. “APi Group’s strong entrepreneurial and leadership-driven culture influences our employees to be more creative and inspires them to bring more creative solutions to our customers. It will help us go faster in the market for our customers,” concluded White.

highly enough of the APi Group culture of leadership and entrepreneurial mindset. The company’s emphasis on putting people-first will open our employees to development opportunities and empowers each branch to be the best it can be.”

The joining of the two companies creates a diversified global business operating in both the safety and specialty sectors, employing 25,000 people worldwide, across more than 500 offices and branches—and that’s only the start. “There are tremendous synergies and organic growth opportunities between the two companies,” Becker said. “These include expansion into new markets and channels with complementary service offerings, and APi Group companies have the ability to cross-sell products and services among the sister companies.” Chubb, too, sees opportunity in its new ownership. “The acquisition is a great launchpad for accelerated growth, giving us a springboard into the U.S. which allows us to scale up and offer a broader suite of solutions to customers worldwide,” White said. “There is potential for great transfer of knowledge and skill sets across the two companies, and we are already learning from each other.” More changes to come While some work has started, the majority of the work of integrating Chubb into the APi Group family of companies will pick up speed in 2023. “We understand how much of our business lies within our branch

Fast facts about Chubb • Chubb was founded in 1818 by Charles and Jeremiah Chubb, entrepreneurial brothers who invented the first “detector lock,” known as the Chubb lock, which is still widely used today. • From the security systems in London’s Westminster Abbey to fire extinguishers at the Australian Grand Prix, Chubb provides fire and security prevention and protection services for more than one million customer sites across 17 countries. • People are the heart of Chubb’s 200-plus years of success. Chubb employs over 7,000 technicians and engineers who keep people and property safe every day of the year worldwide. • Chubb keeps innovating. Today, the Chubb visiON+ suite of remote, connected services uses the latest technology to provide simple but highly reactive remote intervention, setting it apart from competitors.

organizations and people,” said Kristin Schultes, vice president of acquisitions and integration at APi Group. “We are taking action to help the branches reduce their reporting requirements, streamline decision- making, and give more autonomy at the technician and service engineer level.” Once Chubb’s operations are more fully integrated with those of APi Group, the company is expected to gain significant revenue synergies from an expanded portfolio of services and selling opportunities, along with cost synergies from reduced operating expenses, including centralized procurement and leveraged purchasing power. Perhaps the biggest draw for both companies was the people and culture fit. White said: “We can’t speak

What does “A World of Opportunity” and new ownership by APi Group mean to you? For me, “A World of Opportunity” would be a world in which you can explore ways to become more agile: streamlining processes, deploying high-performance tools, training and developing our employees. Thereby we would become more attractive for our customers and employees.

Same Company. New Look! APi Group underwent a rebrand and as part of that process, we updated our logo and website. The new, modern logo was unveiled in April. “Our CEO Russ Becker took an opportunity to refresh our logo while we were in the middle of a larger rebranding project,” APi Group Director of Marketing & Communications Caralie Roisum said. “He was inspired by one of our other companies’ rebrand. We have gone through a lot of changes in the last couple of years, a major one being publicly traded on the NYSE (APG). It was the right time, with the right partner to rejuvenate our logo, our website, and our marketing materials.” Roisum added that the process of developing and finalizing the new logo took several months. The overall rebranding project, which included refreshing marketing materials and APi’s website, began early in 2020, with a slight pause, and then was picked back up again in early 2021. “Many people worked together to ensure that the new brand symbolizes our contemporary nature while honoring our history and all that we’ve built together as a company,” Roisum concluded.

The Davis-Ulmer Success Story By Sadie Grunau

This program has proven successful for numerous APi companies, DU included. According to Mike Shibrowski, DU Vice President, over the course of 2021, DU increased its inspection revenue by 40% with half of the growth coming from the IMA program and the other half from acquisitions over the course of the year. They had nine CISLs actively selling, and exceeded their annual inspection sales goal three months before the end of the year. “The IMA Sales Leaders are empowered to make connections and build relationships, which has resulted in strong strategic growth of our

Davis-Ulmer Fire Protection (DU), a safety services APi Group company, has done what so many companies strive to do: Over the course of the past year, they have increased their revenue, inspection sales, and employee engagement exponentially. The Buffalo branch of DU was founded in 1946 and since then has been expanding through important acquisitions, commitment to mission alignment, and various opportunities for supportive and guidance-driven leadership. A cornerstone of the success of DU over the past years has been its commitment to the Inspection Managed Account (IMA) Program. This model, initiated by Courtney Brogard, APi Group Vice President of Inspection Sales, promotes inspection sales and creates a playbook for best practices and resources available when it comes to inspection sales. Growing inspections is our number-one priority at APi Group. APi Group research has shown that for every dollar of inspection sales, companies can expect three to four dollars of service work, showing the immense power of the IMA program and its ability to increase revenue for companies like DU. Corporate Inspection Sales Leaders (CISL) are tasked with leading the IMA programs at various APi Group companies and advocate for an “intentional and disciplined approach to growing inspections,” as the program’s mission states. “The IMA program has had tremendous support from all levels of leadership. The IMA Sales Leaders are empowered to make connections and build relationships which has resulted in strong strategic growth of our inspection departments. The effort, momentum, and collaboration has been impressive to see,” Sarah O’Donnell, CISL, and Business Development Leader at DU, said.

The group has also done very well with selling multi-year inspection contracts. Shibrowski, as well as his colleague O’Donnell, attributes this

improvement largely to the IMA program, but also to the ownership and autonomy given to leaders throughout the organization. Leaders at DU are leading at all levels, highlighted within the IMA program. Shibrowski says that is what is making the difference for DU. “We have a focus on the future of trying to grow and continuously getting better each day. Underneath that, I think we have a pretty good, fun culture. There’s a lot of healthy competition,” Shibrowski said. As of June 2022, there are 15 IMAs actively selling, with five new hires this year. This year is fostering great growth for DU, allowing the IMA program as well as the culture of the company to shine through. Members of the DU family speak highly of the company’s ability to empower leaders at all levels, promote healthy competition, ensure colleagues are holding others accountable, and create a family that is committed to both personal and professional success for all its members.

Charging up fire protection WSFP wins EV automotive plant project

Above: WSFP employees in Arizona Installation.

“It’s a very tight project timeline, and due to supply chain issues involving other trades and material deliveries, we’ve had to alter our own design and installation in progress, while fabrication is occurring, which requires an incredible amount of coordination between our design team and the installation team on site,” Lennon said. Lennon commends the work of lead project manager Jesse Clark and field leader Derek O’Brien, in keeping the project on track. “The entire team is working hard to minimize change orders and provide the best solutions to minimize cost and maximize production in a dynamic, fast-paced environment,” Lennon said. WSFP will have installed approximately 10,000 sprinkler heads across multiple new buildings encompassing 2.4 million square feet of manufacturing space by the time it completes project work in early 2023.

Western States Fire Protection Co. (WSFP) began work in summer 2021 on a large new-build project involving a production plant expansion in Arizona for an electric vehicle (EV) manufacturer. The Centennial, Colo.- based APi Group company is working closely with two general contracting firms that formed a joint venture in order to build a major expansion of the EV maker’s production site. WSFP is providing design and building information modeling coordination services and installing fire sprinkler systems on the project. “While we’ve done work in the EV automotive field before, this is the first project that we’ve done installations for involving new facilities. The project is also unique for its scope and short timeline,” said Rowe Lennon, area manager for the Phoenix/Tucson office of WSFP. “The entire team is working hard to minimize change orders and provide the best solutions to minimize cost and maximize production in a dynamic, fast-paced environment.” — Rowe Lennon, WSFP Phoenix/ Tucson office area manager Lennon attributes the customer win to WSFP’s track record and the customer’s familiarity from previously working with other APi Group companies. In order to meet the volume of design required at a rapid pace, the WSFP Phoenix/Tucson branch enlisted the resources of its company’s Design Center located in Rapid City, S.D.

Built on the strong and reputable foundation of two long-time APi Group companies, APi Distribution and ASDCO Construction Supply (ASDCO) have merged to create Tenet, a new business that leverages the strengths of both companies. Launched in January 2022, the new company made a major pivot from a product-first focus to a service-first company and brand. Tenet is a supply chain services company that provides a diverse portfolio of specialty

accessories, as well as design solutions such as stormwater and site preparation, to a range of projects in the commercial and industrial segments. Combined, the two former companies bring more than 100 years of excellence to Tenet. “This was a perfect opportunity for us to create a bigger platform to accelerate our supply chain services capability. We bring a passion for going beyond product and delivering customized services,” said Jason Duval, vice president at Tenet. Tenet will continue to serve a customer base of many safety services and specialty services providers within the APi Group family of companies as well as its growing external customer base of small and midsize specialty service contractors throughout the U.S. Its customers include business owners, procurement leaders, project managers, field leaders and safety leaders. Tenet is headquartered in Arden Hills, Minn. and operates eight distribution centers (DC) primarily in the Midwest. Each DC is strategically stocked to meet customer needs across a variety of markets within building insulation, technical insulation, concrete/ masonry, civil site works, coatings and pipeline as well as maintenance, repair and operations and personal protective equipment. “While our roots began in the Upper Midwest, our robust partner ecosystem allows us to support clients around the nation. We are bringing relentless energy to help safety and specialty providers succeed by simplifying their supply chains,” Lucia concluded.

building products and services that include: Strategic sourcing, value engineering, inventory management, digital procurement, and training and certification, among others. “As APi Group continues to evolve, we saw an opportunity to integrate our two supply chain services companies to form Tenet. The legacy businesses had several shared branch locations, served the same geography, and had complementary service and product offerings,” said Tony Lucia, president of Tenet. Honoring the life of a leader Dedication of the Joseph T. Walsh Leadership & Training Center

The sudden loss of CEO Joe Walsh in August 2021 is still sorely felt by many at J. Fletcher Creamer & Son, Inc (Creamer). Known for his commitment to continuous improvement and inspiring the same in others, it was only right to dedicate the infrastructure services provider’s training facility in Wall Township, N.J. to the late executive. Walsh was the driving force in making the center a reality. On April 8, 2022, the Joseph T. Walsh Leadership & Training Center was dedicated in Walsh’s honor. About 4,500 Creamer employees have trained at the center since its opening in 2017, primarily in small groups of up to eight people. The facility is considered trailblazing in the industry for the depth and breadth of onboarding and safety training provided to company employees. “Over the past 20 years, Joe was the driving force in shaping what Creamer is today, constantly challenging us to do better and be better. He was really the brains and inspiration behind developing the training center,” said Andrew Wood, Segment Financial Leader for Specialty Services at APi Group. Wood worked closely with Walsh as the late executive pushed to develop the facility and the improvements which followed in 2021. The site features two buildings, and the recent upgrades to the center included a new classroom, conference room, and workstations, expanding its capacity and allowing different types of training to occur simultaneously. “Joe was extremely passionate about safety and the well-being of our workforce,” Wood said. “He recognized that safety requires intentional behavioral change, and that productivity and safety complement each other.”

Bottom: As a segment leader at APi Group, Walsh visits a LeJeune Steel job site in Nashville.

New employees at Creamer are required to receive two days of onboarding and safety training at the facility before working in the field. Established employees keep current with curriculum updates at the facility and field tradespeople take technical refresher courses in the classroom and at outdoor stations to build skills in a hands-on environment. Joseph T. Walsh III was appointed Creamer’s CEO and Specialty Services segment leader for APi Group in 2020, following his prior position of chief operating officer and president. Walsh was the first non-Creamer family number to hold the position of president when he assumed the role in 2006, and was instrumental in accelerating the company’s growth. Walsh joined Creamer in 1995 as a general superintendent of utilities. “Other companies might have done something similar with their training and development programs but not to this magnitude,” said Dale Creamer, executive vice president at Creamer. “Our program has grown and is reflective of a culture that takes safety and leadership development very seriously.” Both Dale Creamer and his brother J. Fletcher Creamer, Jr., former Creamer CEO, now retired, worked closely with Walsh and valued his friendship and mentorship over the years without regard to job titles. “Joe was a one-of-a-kind guy. He always had a way of challenging people and cared deeply about people. We’ve all benefited from the work he’s done to build the business and create new opportunities,” said J. Fletcher Creamer, Jr.

At the time of Walsh’s move to CEO, long-time Creamer employee Martin Downs was appointed Creamer president in 2020. “Joe was a friend and mentor, and a sounding board. I can attest to his innate ability to lead along with a relentless worth ethic and absolute passion for the leadership and development of our field leaders,” Downs said. “Joe was a special leader who touched the hearts of many people and made everyone around him feel appreciated,” added Russ Becker, CEO and president of APi Group. “He was a true leader and listened to understand others.” As the Walsh Leadership & Training Center continues to educate, develop and train Creamer employees, the drive, passion and commitment that Walsh instilled in others will live on.
