Bajo este esquema se exploró un nuevo modelo de locales comerciales que se desarrollan verticalmente, agrupando los procesos productivos y la venta y optimizando la ocupación del terreno. El programa consiste en edificios continuos de 4 a 26 locales, de 4 a 5 niveles cada uno. Cada unidad cuenta con acceso y servicios independientes (escaleras, servicios, etc.), lo que permite el desarrollo de unidades autosustentables en las que se reconoce un área de producción o almacenamiento y una de comercialización-venta a público- distribución. La relación de superficies es de 30% sala de venta y 70% taller o bodegaje. Hay tres tipos de locales. Tipo A: unidad de cinco niveles; el primer nivel es local comercial de doble altura con oficinas en altillo, segundo y tercero bodegas y talleres, subterráneo bodegas. Tipo B: unidad de cuatro niveles; el primer nivel es local comercial de doble altura con oficinas en altillo, segundo nivel bodegas y talleres, subterráneo bodegas. Tipo C: unidad de cinco niveles; el primer nivel es local comercial de doble altura con oficinas en altillo, segundo, tercero y cuarto nivel bodegas y talleres. Under this scheme a new commercial model was devised developing a vertical grouping of production processes and sales optimizing the land. The program consists of continuous façade buildings from 4 to 26 units, 4 to 5 levels each. Each unit has independent access and facilities (stairs, services, etc.), enabling the development of self-sustainable units with separate areas for production or storage and marketing, sales to public/distribution areas. The area ratio is 30% sales areas to 70% workshop and warehouses. There are three types of shops. Type A: five level units; the first level is a double height shop with offices in a mezzanine level, second and third are warehouses and workshops, underground is for storage. Type B: four level units; the first level is the commercial space with double height and the mezzanine office, warehouses and workshops on the second level, storage underground. Type C: five level units; the first level is double height shop with the mezzanine office, and second, third and fourth levels for warehouses and workshops.
