Thank you for your interest in the post of Estate Manager at Associated British Ports. This role is based in Cardiff and will be responsible for delivering estate management activity and supporting asset management initiatives in respect of an allocated portfolio. Associated British Ports (ABP) is the largest port operator in the UK. It is also one of the biggest commercial landowners in the country. With a landbank of over 1000 hectares, a tenant portfolio of over 1,000 tenants and strategically located ports, ABP has a uniquely diverse portfolio. ABP South Wales Operates Five Ports Across the Region.

Newport The most easterly of ABP’s South Wales ports, Newport handles around £1 billion of UK trade every year. With excellent links to the nearby M4 and direct rail connections, the port occupies a prime location to service the UK’s main industrial and commercial regions. Cardiff The Port of Cardiff remains one of the nation’s major ports, a critical trading hub for businesses in Wales and elsewhere in the UK. Its excellent location, transport links and facilities make Cardiff the ideal choice for customers moving a wide range of commodities including container, forest products, fresh produce, dry and liquid bulks. The port also offers exciting opportunities to develop and grow new businesses for the future.

Barry The Port of Barry, nine miles (15km) west of Cardiff, is a key facility for the region’s chemical industry, handling liquid bulks for major companies including Dow Silicones. Barry also has considerable expertise in the handling of steel, scrap metal, containers, dry bulks, coal, and aggregates. Port Talbot Port Talbot is one of the only harbours in the UK capable of handling cape-size vessels of up to 170,000dwt. The port handles around 6.6 million tonnes of cargo every year and over £760 million of trade. As well as supporting steel production in South Wales, the port handles project and heavy lift cargoes, steels and other metals, building aggregates and cargoes to support the offshore energy sector. The port offers large areas of development land capable of attracting exciting new investment opportunities.

Swansea Swansea is the most westerly of ABP’s South Wales ports, with the capacity to handle vessels of up to 30,000dwt and offers berths and facilities for most types of cargo. The port has significant development opportunities available for the design and construction of bespoke business space. Together with ABP’s Port Talbot, every year the port contributes £670 million to the economy and supporting almost 10,000 jobs. On its own, the Port of Swansea handles around £140 million in trade.

• Ensure the execution of the marketing and letting of vacant space in the best interests of ABP, with the support of the Central Property Function and the including the appointment and oversight of agents and other external advisors as may be required • Maintain and enhance the quality of the estate through holding ABP and occupiers to account for their contractual obligations, pursuing and closing out dilapidation settlements and preparing business cases for maintenance, MEES compliance and other improvement works. Engaging the support of the Central Property Function and regional colleagues as may be required 2 - Risk mitigation • Understanding emerging external regulatory, environmental, and economic risks. • Contribute to the development and implementation of estate strategies that optimise income, minimise costs and mitigate risk and liability • Ensure the effective on boarding of 3rd party occupiers including credit checks, operational risk assessment, appropriate contract documentation and then hand over of files and notification of appropriate parties when occupation commences

• Ensure the effective management of queries and complaints. Closing out issues in a timely manner, escalation where appropriate and analysing issues to improve process and service delivery. • Ensure the management of statutory and lease compliance issues through proactive (e.g., inspection) and reactive (queries and complaints) measures. Promptly and effectively managing lease consent applications (both as landlord and as tenant). 3 - Best Practice • Engage with Property Operations Lead and Regional Estate Managers in the development of APB Property best practice process and procedure. • Act as an advocate and exemplar for delivering and adhering to ABP Property best practice. Seek opportunities for continual improvement. 4 - Engagement • Management and development of direct reports • Ensure effective interface between the regional property team and central functions including Port Business Services and Commercial Data & Analytics

Purpose To be responsible for the delivery of an effective and efficient Estate Management service across the region’s Investment Property portfolio, ensuring that the principles revenue generation, best practice, health & safety, and risk management are adhered to. Scope • Estate management of the region’s Investment Property Portfolio • Completeness and accuracy of Property data. • Reducing vacancy rates. • Growing rental by more than the market as measured by independently published indicis • Managing and mitigating risk. • Effective on boarding and off boarding of third-party occupiers

Accountabilities

1 - Value Creation • Ensure the execution of lease events in the best interests of ABP, with the support of the Central Property Function and the including the appointment and oversight of agents and other external advisors as may be required

// PERSON SPECIFICATION

Essential • Delivery of landlord and tenant negotiations including lettings, rent review, lease exits and lease renewals • Inspecting tenanted property and holding parties to account for their obligations • Management of individuals or teams • Experience of industrial and logistics sector. • Experience of working in a matrix organisation • Experience of both landlord and occupier estate management - and an appreciation of the different drivers and considerations of each Skills • Innovative and confident in challenging poor practice, in listening and engaging and in proposing solutions • Ability to identify issues in a timely manner and hold people to account. • An appreciation and understanding of operational risk in the port / industrial / logistics sector and an understanding of when and how to seek specialist advice and input • Be able to report, engage with and make recommendations to both Property and non-Property colleagues in a concise business focused manner • Ability to communicate effectively with landlords, tenants, and suppliers

• Ability to manage numerous activities simultaneously and prioritise workload. • Team player who is able to work with, learn from others and act as a coach / mentor to more junior members of the team. • An understanding of environmental and sustainability best practice
