Job Title Estate Surveyor Location East Anglia (Ipswich, Lowestoft or King’s Lynn) Reports to Estate Manager Purpose: Responsible for delivering estate management activity and supporting asset management initiatives in respect of an allocated portfolio of property. Scope • Manage portfolio of tenants • Undertake all lease activity (I.e. renewals, reviews) • Inspect all tenants annually • Completeness and accuracy of property data • Reducing vacancy rates. • Growing rental by more than the market as measured by independent published indices • Managing and mitigating risk. • Effective on boarding and off boarding of third-party occupiers

Accountabilities

Promptly and effectively managing lease consent applications (both as landlord and as tenant). 3 - Best Practice • Engaging with and adhering to ABP Property best practice. • Seek opportunities for continual improvement. 4 - Engagement • Effective engagement with central functions including Central Property Function, Port Business Services and Commercial Data & Analytics • Relationship management within the Port and the surrounding area - including conservation bodies, local authorities and neighbouring owners and occupiers. Maintain a good understanding of local property market and general economy.

1 - Value Creation • Execution of lease events and lettings, in the best interests of ABP, with the support of the Central Property Function, including the appointment and oversight of agents along with other external advisors as may be required • Maintain and enhance the quality of the estate through holding ABP and occupiers to account for their contractual obligations, pursuing and closing out dilapidation settlements and preparing business cases for maintenance, MEES compliance and other improvement works. Engaging the support of the Central Property Function and regional colleagues as may be required 2 - Risk mitigation • Effective on boarding of 3rd party occupiers including credit checks, operational risk assessment, appropriate contract documentation and the hand-over of files and notification of appropriate parties when occupation commences • Effective management of queries and complaints.
