The Moore Farms are located in Section 35 of Yellow Springs Township, Sections 1, 2 & 11 of Franklin Township and Section 6 of Benton Township, Des Moines County, Iowa. Tracts 1 & 2 are located at the south edge of Mediapolis, Iowa, along Hwy. 61. Tracts 3, 4, 5 & 6 are located approximately 2 miles south of Mediapolis, Iowa (Tract 3 is along Hwy. 61 and Tracts 4, 5 & 6 have access along the east off 115th Ave). Tracts 7 & 8 are located approximately 2 1 ⁄ 2 miles south of Mediapolis, Iowa (Tract 7 is along Hwy. 61 and Sperry Rd.; Tract 8 is along 198th St. to the north and Sperry Rd. to the south). This property also offers improved pastureland, excellent recreational acreage and features an outstanding building site that includes a 3 acre lake. All tracts sell with full possession for 2017! Acres in this advertisement are estimated; a survey is in progress and will be completed prior to the auction. Said surveyed acres will be used to calculate the final settlement price. All nine tracts will sell on a price per acre basis, based on the final surveyed acres. All nine tracts will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Buyer’s Choice auctioning will continue until all tracts have been sold. The farm will NOT be offered in its entirety at the conclusion of the auction. Bidding is not contingent upon obtaining financing. Ten percent (10%) of the bid price will be due on the day of the sale with the balance due at the time of closing and upon delivery of merchantable deed and abstract. Closing of all tracts is scheduled to be on or before December 5, 2016. Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. Real estate taxes will be prorated to the date of closing, based on the last available tax statement. Possession will be given at the time of closing subject to the current farm lease. Farm sells free and clear for the 2017 crop year. All announcements made sale day take precedence over prior advertising either written or oral.
