Overcome Common Hurdles

The Price is NOT Right

Pricing your home competitively will attract more buyers and drive up demand. Today's buyers are savvy, with many tools available to research. They can see what a home is worth and will not even consider an overpriced property.

You Don't Look Your Best Online

Your first showing is always online. If you don’t have professional photos/video, or your home wasn't prepared well for the market (think deep cleaning, decluttering, staging), you’re not creating interest in your home.

Unimpressive Condition

There are a few things you can do before you list that will make a large impact in the eyes of a buyer. This includes a fresh coat of paint, a deep clean, and new flooring.

Market Performance

Yes, I am seeing a slight cooling off the market with higher days on market — so higher interest rates could be a factor, but I will see if supply can keep up with the high demand.

Curb Appeal

First impressions matter! That impression instantly sets the tone of the showing and will have an effect on how they perceive the rest of the property. Basically, the state of a home’s exterior usually matches the interior.

One important consideration when weighing an offer is the size of the earnest money deposit. The EMD is the sum of cash the buyer is offering to fork over when the sales agreement is signed to show the person is serious (i.e., “earnest”) about buying your home. This money, which is typically held by a title company, will go toward the buyer’s down payment at closing. Earnest Money Deposit

The Contingencies

Most offers have contingencies — provisions that must be met for the transaction to go through, or the buyer is entitled to walk away from the deal with their earnest money. Contracts with fewer contingencies are more likely to reach closing, and in a timely fashion. Common contingencies include the home inspection, appraisal, financing, sale of the current home, or title approval.

The Down Payment

The All-Cash Offer

Depending on the type of mortgage, the buyer must make a down payment on the house and the size of that down payment can affect the strength of the offer. Your chief concern as a seller is for the transaction to close, meaning the buyer’s mortgage must be approved.

The more cash the buyer outs down, the more likely the lender is to approve their loan. That’s why an all- cash offer is ideal for both parties. As always, having a sales contract with fewer contingencies means there are fewer ways for the deal to fall through.

The Closing Date

The settlement, or “closing,” is the day when both parties sign the final paperwork and make the sale official. Typically, offer to close takes between 30 and 60 days.

"How do you market to niche or segmented prospective buyers?"

I utilize reverse prospecting and social media targeting, including Facebook, to reach potential buyers and market to relocation companies and top Fortune 500 companies for high-end properties.

"Do you hold Open Houses or Broker Tours?"

Regularly conducting open houses is at the seller's discretion, and while it can attract potential buyers who may not have seen the home otherwise, broker's open houses are becoming less important due to the shift towards online home shopping.

"How long is it going to take to get our house on the market?"

This depends on how quickly you execute our stager's recommendations. Every scenario, every family is different. Some have more work to do than others. Once your home is ready for show time, it can be listed within 3 days!
