Thank you for your interest in the position of Development Director – New Business.

The Development Director – New Business will sit on the Development Board and will act as an integral part of the senior team, responsible for securing favourable business opportunities in line with the agreed strategies. The successful candidate will be responsible for devising and implementing new business initiatives across the CCD business, which will include structuring acquisitions, funding, managing third party operators and the successful procurement of land.

Purpose

The aim of the Development Director - New Business is to support strategic business development, structuring deals and delivering operator and funder partnerships with CCD as the developer.

To create new business opportunities and relationships, specifically in areas which have been targeted in line within the CCD strategy.

To build and develop strong relationships and business opportunities at all levels with key individuals and groups of interested parties, for example with Local Authorities, NHS Trusts, Operators and Funders.

To understand and respect the principles and strategic objectives of the wider, vertically integrated Castleoak Business Strategy.

Strategic Business Development

• Forming strategic funding, operating and development arrangements. • Managing key partners, using industry expertise to develop the best possible deals for the business, ensuring successful outcomes. • Ensure value improvement through smart initiatives meeting customer needs and commercial deal structuring. • Highly organised, demonstrates ability to plan schedules, budgets and plans in an efficient and productive manner. • Demonstrate ability to communicate and deliver new business plans and initiatives. • Able to leverage the potential to supply pipeline for the wider business.

Strategic Land Deals/Acquisition

• Develop and implement the land acquisition strategy through the identification, acquisition, monitoring and delivery of sustainable pipeline of opportunities, negotiating contracts to achieve the most favourable terms and conditions, supporting right through to the close. • Oversee the network of land agents with an effective two-way communication to ensure that Castleoak has access to the best land opportunities.

Stakeholder engagement/management

Technical Experience

• Build a network of strong relationships with key contacts within the identified market segments to correlate needs with strategic initiatives such that Castleoak becomes the partner of choice for any new opportunities. • A naturally engaging individual, demonstrable experience of cooperation with key stakeholders to establish an overall collaborative working relationship. • A natural relationship builder, working closely with internal stakeholders, understanding their client base, market trends and opportunities which may exist.

• Surveyor background, or previously in a Development role

• Strong experience with the development life cycle.

• Proven ability to “think outside the box”, problem solving at the highest level, being a trailblazer for new ideas and successfully implementing them, giving examples of successes.

Business Management

• As part of the CCD Leadership Team, have a clear understanding of other departments’ roles and responsibilities to collectively drive the performance of the business, contributing to a customer centric and accountable culture. • Input into the development of the business strategy and business plans to ensure future development and growth. • Providing on-going commercial management and support to the wider CCD team. Undertake regular performance reviews, develop individuals’ skills and knowledge and manage any areas of concern.

Person Requirements

The role requires:

• Relevant experience gained as a Senior Manager or Director in a comparable fast-paced organisation with broad commercial management experience, preferably in the Student Accommodation or Later Living sector, or another real estate market of comparable complexity and relevance.

• Detailed knowledge of the land acquisition process, relevant legislation, geographical area of business and its key contacts e.g. Agents, Vendors, Planners..
