miles southwest of Manhattan and 60 miles northeast of Phil- adelphia, the location places nearly 60 million customers within a five-hour drive. The facility had been occupied by leading sportswear manufac- turer Central Mills, Inc. d/b/a FREEZE and will continue to be occupied by them under a long-term sale-leaseback ar- rangement. “This well-positioned prop- erty and building offers unique accessibility to major markets, along with the possibility of expansion,” said Cushman & Wakefield’s Gary Gabriel from the global commercial real estate services firm’s in- vestment sales team in East Rutherford, who led the assign- ment with David Bernhaut and Andrew Merin , along

with Brian Whitmer, Kyle Schmidt, AndrewSchwartz , and Ryan Larkin , with the help of local leasing broker Chuck Fern . “The e-commerce boom con- tinues to spur demand among logistics and other last-mile delivery companies for space in the 8a industrial market,” said Schmidt. “This well-positioned location ensures easy access to the mass population around the New York Metro area and the inland distribution mar- kets.” “473 Ridge Rd. offers at- tractive features like clear height of up to 28 feet, with 20 trailer spaces and 582 spaces for automobiles, and 25 exte- rior tailgates with six interior tailgates and a drive-in door,” added Schmidt.  serious commitment to the location by both parties. “We are proud to develop a long- term partnership with Check- point and to share the vision of sustainable growth,” said Dembitzer. In addition to this site, Sky has seven Northeast solar projects currently in develop- ment. Erich Schwer , head of renewables at Sky added, “This project continues our momentum on our renewable energy initiative and is a great addition to our rapidly growing portfolio.” Sky is actively look- ing to acquire solar projects and continue expansion. The installation is comprised of 1,884 high efficiency solar panels that will offset the ma- jority of Checkpoint’s energy consumption. This directly contributes to Sky’s sustain- ability initiative, following the operation of a 1.5-megawatt rooftop solar project at WWRD US, LLC part of the Fiskars Group of Companies at 1330 Campus Parkway in Wall Township. This project came online in January 2017 and provides nearly all of the elec- trical needs of the facility. 
