By Robert Holland, The Kislak Company, Inc. 2019 Forecast Legacy of success continues

lak is that for the first time in our careers, we start a new year without Jay I. Kislak at the helm. On October 3, 2018, Jay W

the same enthusiasm for life, for building relationships, for making deals that he exemplified. Fortunately, 2018 also brought record-breaking suc- cess for the Kislak team. In our primary markets of New Jersey, eastern Pennsylva- nia, southern New York and Delaware, we finished 2018 with a total of 171 closed transactions. Many of our salespeople experienced the best year of their careers and are aiming ever higher. Our very experienced salespeople

closed on remarkable deals, raising the bar for themselves and the rest of the sales force. At the same time, many re- cent additions to the team gained experience, completed important transactions and are poised to make greater strides this year. Growth and diversification are part of our plans. We are expanding our sales force in New Jersey and greater Philadelphia, and we have invested in a New York City- based real estate investment and mortgage brokerage firm.

are increasingly drawn to renting. Millennials and members of Generation Z find the freedom and flexibil- ity appealing, as do empty- nesters and retirees. Since joining Kislak in 2015, Peter Wisniewski, ex- ecutive vice president of Kis- lak’s commercial sales and leasing division, has lead his team to impressive success. Peter tells us the warehouse market has heated up, espe- cially in areas with access to primary transportation outlets. Vacancy rates are the lowest in history, and just when you think the rent has topped, it goes even higher. When it comes to office prop- erties, central business dis- tricts with strong commuter services are flourishing, and there is great opportunity in adaptive reuse projects as office and retail spaces are converted to meet the grow- ing demand for the live, work and play lifestyle. Over the course of our more than 113-year history, Kislak has built a reputation for spending extra time, doing extra homework, and broker- ing deals that work for clients, while making the highest and best use of properties. Clients become repeat clients, and then refer business to Kislak because they know we are going to work hard for them, and we are going to do it face to face. We are out knocking on doors, building personal relationships, providing our clients with the market infor- mation, guidance and service they need when they need it. At Kislak, we go all out for each and every client. We are innovative problem-solvers who take pride in knowing our business and our cli- ents’ needs inside and out. That’s because, as we learned from Jay Kislak, real estate isn’t just about property, it’s about people. With that understanding, we approach another year with confidence and great expectations. Robert Holland joined Kislak in 1984 and be- came president in 2012. Consistently, among the leading brokers of apart- ment buildings in central and eastern Pennsylvania, Holland is one of Kislak’s all-time leading salespeo- ple with sales totaling more than $3 billion. 

In the multifamily arena, we see enormous opportuni- ties. The stock market’s wild swings enhance the appeal of multifamily properties’ reliable, comparatively low- risk returns. As we see his- torically low interest rates continue, the climate is great for buyers looking to purchase properties, and for sellers who benefit from all-time- high prices. All of this reflects the ever-growing appeal of renting, in fact, the demand for apartments far outweighs the supply. People of all ages
