Tell us about the history of CALIBUILDER. CALIBUILDER was founded by Ramin Parsa, a civil engineer with over 25 years of international experience in construction management, architecture, and engineering. His portfolio includes everything from small residential projects to high-rise buildings and the development of over 700 homes. After moving to the Bay Area, he recognized a gap in the local market. Who leads the company today? Ramin remains directly involved in every project, providing leadership and oversight to ensure the company’s standards and values are upheld. Interview with Satori Architecture
needs are to be met. It is also at this time that I discuss the Local Jurisdiction Process i.e Planning, Building, etc. Usually, my involvement to this point is complimentary. What are the most common questions residential clients ask? Initially, a potential Client will want to know if their intended Project is of interest and when I could begin work based on my Schedule. Once that is determined and after Consultation, costs in terms of Architect and Architect’s Consultant Fees are sought presumably to compare with other Proposals. If awarded a Project and as it ensues I may be asked to refer a General Contractor or for Progress Drawing copies so a previously selected Contractor may review in advance. Overall, questions vary depending on Project type, complexity, unforeseen circumstances, changes, etc. Is there a particular project you are most proud of? Designing and building my own Residence was an accomplishment that has always meant a lot to me. Having had the opportunity to travel throughout Asian Countries particularly Japan influenced my approach to everyday Residential living which I incorporated. For example, the use of natural materials, allowing for plentiful natural light as well as connecting the outdoors with indoors are key. Also, the utilization of space for multiple purposes was a welcome design challenge. This is instrumental when confronted with limited space as in the San Francisco Bay Area. What words of encouragement would you offer the family who are hesitating to make that first call to an architect? Since working with an Architect is not a common experience for most people, it’s best to assess one’s specific needs in terms of building a New Home, an Addition or converting a detached Garage to an Accessory Dwelling Unit for example. In these instances, an Architect is best to connect with even if just to understand what’s involved because Architects have the knowledge, skill set and experience. This is valuable when collaborating on an endeavor from start to finish.
Mark Hart, Architect
Tell us a little of the background of your practice in Architecture? While attending College at California Polytechnic State University in San Luis Obispo, Ca School of Architecture + Environmental Design, I was exposed to the ‘Learn By Doing’ philosophy which is uniquely a ‘Hands-On’ experience. This in combination with simultaneous employment working on various Residential and Commercial Projects provided a solid foundation as a beginner in the Field. In the years following, I obtained my License, worked at various Architectural Firms in Northern California, was involved with the American Institute of Architects and gained enough experience to decide on becoming a Sole Proprietor focusing mostly on Residential and some Commercial type Projects in the San Francisco Peninsula Area. Do you offer Consultation prior to beginning Services? 80 percent of performing Architecture Services is Communication. When initially contacted by a potential Client, it’s imperative to establish a sense for our relationship working together. I always inquire if a Homeowner, for example, has worked with an Architect before and if needed explain in detail what to expect. Following, I highly recommend a first meeting at the Project location to see and understand exactly what is involved all the while keeping in mind what

Four Steps To Selecting A School For Your Child
TIPS FOR PARENTS
STEP 1 Understand your child’s need When selecting an school for your child it is important to take into account your child’s individual needs, learning style, interests, and goals when making this decision. STEP 2 Research on different Schools Once parents know what type of a school their child will benefit in, they should start researching those schools and make a list. By researching different schools, parents can get an in-depth understanding of the educational opportunities that each school provides and determine which school would be best suited for their child’s needs. Additionally, researching on different schools can provide parents with insight into the safety and security measures that are in place at each school, and give them a better idea of the quality of education they will be providing for their child.
STEP 3 Visit the shortlisted schools Once parents have made a list of the shortlisted schools, the next step should be to visit them. Visiting different schools gives parents an opportunity to assess the quality and worthiness of each school and determine which one is best suited for their child. STEP 4 Application Form For a parent, the final step to selecting a school for your child should be to apply to the top selected schools. It’s important for parents not to restrict themselves only to one school application and apply to at least 2-3 best schools in case the child doesn’t get selected in one of them. Also its important for parents to start the application process as soon as possible before the school stops taking in more students.

Tackling INTERIOR DESIGN IN YOUR New House
BENEFICIAL TIPS AND GUIDELINES
Moving into a new house is an exciting milestone, brimming with possibilities for personalisation. However, the process of interior design can seem daunting with countless decisions to make and numerous styles to consider. By following a structured approach and keeping a few key principles in mind, you can transform your new house into a home that reflects your personality and meets your practical needs.

the ‘work triangle’ concept, which optimises the distance between the sink, stove, and refrigerator for efficient use. ◊ STORAGE SOLUTIONS: Adequate storage is essential for maintaining an organised home. Incorporate built-in storage solutions where possible, and invest in multi-functional furniture like ottomans with hidden compartments or beds with under- bed drawers.
PRIORITISE FUNCTIONALITY
While aesthetics are important, functionality should not be overlooked. Your home needs to work for your lifestyle, so consider how each space will be used. ◊ ROOM FUNCTION: Define the primary function of each room. For example, the living room may serve as a space for relaxation and entertainment, while the kitchen is for cooking and dining. Understanding the purpose of each room will influence your design choices, from furniture selection to layout. ◊ FLOW AND ACCESSIBILITY: Ensure that the layout allows for easy movement and access. Avoid cluttered spaces and create clear pathways. In rooms like the kitchen and bathroom, consider
CHOOSE A COLOUR SCHEME
Colour plays a pivotal role in interior design, influencing mood and perception of space. When selecting a colour scheme, consider the following: • ACCENT COLOURS: Introduce accent colours to add interest and personality. These can be incorporated through cushions, rugs, artwork, and decorative items. Use the 60-30-10 rule:
START WITH A PLAN
Before you dive into decorating, it is essential to create a comprehensive plan. This involves assessing the space, identifying your style, and setting a budget. • ASSESS THE SPACE: Begin by evaluating each room. Consider the architectural features, such as windows, doors, and built- in elements. Note the room’s dimensions and how natural light interacts with the space. This will help you determine the best layout and design choices. • IDENTIFY YOUR STYLE: Take time to explore different interior design styles. Whether you prefer modern minimalism, rustic charm, or classic elegance, understanding your aesthetic will guide your decisions and ensure cohesion throughout the house. Create a mood board with images, colours, and textures that resonate with you. • SET A BUDGET: Interior

• BASE COLOURS: Choose a neutral base colour for larger areas such as walls and floors. Neutral tones like white, beige, and grey provide a versatile backdrop that can be easily updated with accessories and furnishings. • COHESION: Ensure a cohesive flow throughout your home by selecting colours that complement each other. Consider using a colour palette that extends from room to room, creating a harmonious transition.
FURNITURE AND LAYOUT
Selecting the right furniture and arranging it effectively is key to a well-designed space. » SCALE AND PROPORTION: Choose furniture that fits the scale of the room. Oversized pieces can make a small room feel cramped, while too-small furniture can make a large room feel sparse. Measure your space and consider the proportion of each piece in relation to the room. » FOCAL POINTS: Identify focal points in each room, such as a fireplace, a piece of art, or a statement piece of furniture. Arrange your furniture to highlight these features and create a balanced composition. » COMFORT AND QUALITY: Invest in quality furniture that is both comfortable and durable. While it might be tempting to go for cheaper options, well-made furniture will stand the test of time and provide better comfort and support.
LIGHTING
Lighting is a crucial element that can dramatically affect the ambience and functionality of your home. ◊ NATURAL LIGHT: Maximise natural light by keeping windows unobstructed and using light, airy window treatments. Mirrors can

Use dimmer switches to adjust the intensity and create the desired mood. ◊ LIGHT FIXTURES: Choose light fixtures that complement your design style. Choose low-maintenance varieties that thrive indoors, such as succulents, spider plants, and peace lilies.
SUSTAINABLE CHOICES

Interview with Aero Living
in Los Altos Hills, San Mateo, and South San Francisco. Aero Living is redefining renovation experiences—one project at a time. When should home buyers first reach out? It’s best to contact Aero Living early in your journey—even before closing on a property. Whether considering a fixer-upper, upgrades, or a full renovation, we offer expert guidance to maximize your investment. We pride ourselves on making the construction process clear, stress-free, and efficient. With our in-house drafter and architect, who handle measurements, submittals, and city approvals. Need design assistance? Our partnerships with Floor & Decor (Burlingame) and The Home Team (Millbrae) help turn ideas into actionable designs, with savings passed directly to clients. Still unsure? Tommy or Niño can personally visit— often the same day—to help plan the best order of operations or simply be a soundboard to your ideas. With our advice just a call away, Aero Living ensures your project is thoroughly planned and carried out. What advice would you give someone planning a renovation? Focus on the fundamentals and prioritize what matters most. Pre-construction takes six months, covering contracting, design, and permits. Request itemized bids to avoid surprises and verify contractor credentials. During construction, ask about processes, reporting, and timelines. Ensure your contractor uses transparent tools like Gantt charts to track progress. At close-out, confirm walk-throughs and documentation. Following these steps ensures a smooth, stress-free renovation. What do you love most about your job? The highlight is witnessing homeowners’ reactions when they first see their transformed spaces. That joy in their smiles makes the challenges of construction worthwhile.
Tell us a little about the background of your company? Aero Living was founded to transform the home renovation experience for homeowners, realtors, and investors by delivering homes they truly love. Renovations often suffer from unexpected costs, endless change orders, and challenging contractor experiences. At Aero Living, we’ve developed a streamlined, client-focused process to mitigate—or eliminate—these issues. The company’s journey began with Tommy’s personal real estate investment experiences. Interview with RE Mortgage Advisors
typically have limited options and rigid criteria, and if a client doesn’t meet those requirements or if the property doesn’t align with their standards, they may decline the loan. With our broad range of lenders, we can almost always find a suitable option. Examples of this include our ability to close in 7-21 days, as well as our expanded criteria or Non-QM offerings, which allow for lower FICO scores, higher LTV (loan- to-value) ratios, bridge loans, buy-before-sell programs, hard or private money, and many other financing options that big banks typically don’t support. What changes do you foresee for the California mortgage industry in the future? We’re hoping for relief on mortgage rates, but it’s uncertain when or how low rates will go. With California still facing an inventory shortage and increasing demand, clients will need access to diverse lending options to expand their capacity. Additionally, we’ll likely see a growing interest in multi-unit properties, PUDs (Planned Urban Developments), condos, ADUs (Accessory Dwelling Units), and investment opportunities as the shortage is addressed over the next few years. Hopefully, a combination of factors will help increase inventory levels, as demand is far outpacing the current supply. What kind of financial difficulties have you been able to help buyers with? The RE Mortgage Team helps clients navigate various financial challenges. It’s not just about low FICO scores - we offer loans with no minimum credit score requirements. In high-cost markets, we provide financing with up to a 55% DTI ratio, while most banks cap at 45%. For down payment issues, we offer assistance programs with up to 100% financing and loans requiring only 10% down for amounts up to $3 million. We specialize in unique financing solutions. Since the pandemic, self-employed borrowers have faced significant hurdles and struggle to qualify through traditional methods. To help, we offer bank statement programs for both corporate and personal accounts, as well as asset dissipation loans. These programs allow us to qualify individuals with large asset portfolios but without stable W2 or business income. In California’s high-cost market, financial challenges are common, and at RE Mortgage Advisors, we provide customized solutions to meet each client’s specific needs.
