Our job doesn’t stop there: if rates drop before exchange, we re-check options to ensure clients pay as little as possible.

What sets us apart is service. We don’t just chase approvals; we build relationships. We act quickly, keep clients and agents informed, and seek savings even after the offer is issued. Whether securing a better rate before exchange or structuring investor portfolios, we go beyond the basics. WHAT IS YOUR CUSTOMER/ MORTGAGE PROCESS? When a client reaches out, we start by listening. We explore their goals — buying, investing, or remortgaging — and complete a detailed fact-find to assess affordability, deposits, and realistic property values. Next, we secure a Decision in Principle (DIP), proving the client is financially qualified. With the DIP, they can confidently view properties. Once an offer is accepted, we recommend the best mortgage product, request documents, and submit the full application. We also coordinate with conveyancers — either from our trusted panel or via Winkworth — to keep the process smooth. The lender then reviews, values, and underwrites before issuing a formal mortgage offer.
