Which recent properties have been your favourites to let? One property that I have often said I would be delighted to live in is the two-bedroom flat we recently rented at Central Saint Giles. At £900 per week, it enjoys a rare and charming outlook onto the greenery surrounding St Giles-in-the- Fields. Its proximity to Soho and Covent Garden, modern design with high-standard fittings, and location adjacent Soho, with its wide variety of restaurants and cafés, lies moments away; Covent Garden, the British Museum, and numerous theatres and historic streets are all within easy walking distance. It is an area where culture, history, to Tottenham Court Road make it exceptionally well situated.
The church of St Giles-in-the- Fields itself has a particularly interesting heritage. Often referred to as the "Poet's Church", it has associations with literary figures such as John Milton and Percy Shelley. The Central Saint Giles development itself further enhances the appeal.

What are your thoughts on the renters' rights legislation? The renters' rights reforms have already brought significant changes to how tenancies are managed. The end of Section 21 'no-fault' evictions means landlords can now regain possession only using updated Section 8 grounds such as selling the property, moving back in, rent arrears, or antisocial behaviour compliant notices. Tenancies are now periodic by default, rent can only be increased once per year with at least two months' notice, and certain possession grounds (like selling or moving in) require four months' notice and cannot be used during the first 12 months of a tenancy. As a result, landlords must be proactive with compliance, documentation, and ongoing tenancy management. These reforms are designed to create a fairer and more transparent rental market, but they also demand a higher standard of administrative accuracy.
