c. Corner Lots
On corner lots, the building shall be located near the corner, at the intersection of the minimum building setback of the primary frontage and the minimum building setback of the secondary frontage, unless specific site circumstances such as utility easements, topography, or street design standards preclude such a location. If such circumstances exist, the building shall be located as close as practical to the corner along the primary frontage, but in no case shall it be further than 30 feet from the secondary frontage, except as approved by the Town. This requirement is not intended to override the building setback requirements for the entire building. The remainder of the building past the point of constraint shall be built to the building setbacks where practical.
d. Building Height
A variation in building height contributes to a visually compelling streetscape and is a quality that should be emulated with new infill development.
(1) Minimum & Maximum Height . Buildings shall be a minimum of two (2) stories along the entire built frontage, unless applicable elsewhere in the Town Code. Buildings shall be a maximum of 70 feet in height, unless otherwise approved by the Town Board of Commissioners.

Building Height at Adjacent Zoning Districts .
A. If a portion of a DC-1 or DC-2 Zoning District property is adjacent to a property of a commercial or mixed-use nature that is in a zoning district other than DC-1 or DC-2, the maximum building height within 30 feet of the adjacent property line shall be the same as the adjoining district.
B. The above stated requirement shall not apply when the district boundary falls within a public right-of-way.
(3) First Floor Height . The first-floor ceiling of nonresidential uses shall have a minimum clear height of 12 feet.
(4) Measurement . All heights noted in feet are measured to the roof eaves or to the base of the parapet wall on the street frontage.
