Land Development Ordinance - Amended 6-3-2024

a. Size & Uses

(1) 50 Acres or Greater . Planned Unit Developments containing 50 acres or more may include both residential and nonresidential uses. A minimum of 10% and a maximum of 49% of the developable acreage shall be reserved for nonresidential uses, if applicable. (2) Between 50 Acres and 20 Acres . A proposed Planned Unit Development containing more than 20 acres, but less than 50 acres may include both residential and nonresidential uses. A minimum of 5% and a maximum of 25% of the developable acreage shall be reserved for nonresidential uses, if applicable.

(3) Between 20 Acres and 10 Acres . A Planned Unit Development containing more than 10 acres, but less than 20 acres shall contain residential uses only. 10 acres shall be the minimum acreage for a Planned Unit Development.

(4) Minimum Residential Component . The overall residential component of the development shall contain a minimum of two (2) residential building types, with each building type consisting of a minimum of 40% for two (2) types of residential uses or 20% for more than two (2) types of residential uses of the total residential lots or units. When located within the Single Family Neighborhood (SFN) Land Use Plan classification, only large lot and small lot single family is permitted. Examples of different building types applicable within a Planned Unit Development shall develop in accordance with Table – PUD Dimensions & Standards. (5) Environmental Features . A proposed zoning lot for a single-family residential dwelling use within a Planned Unit Development District shall not be permitted to contain any wetlands, riparian buffers, FEMA mapped flood plain or floodplains determined by a flood study, if applicable.

b. Density

The residential density within a Planned Unit Development District shall not exceed six (6) residential units per gross acres, excluding the acreage provided for nonresidential uses.

c. Perimeter Development Requirements

Along and adjacent to the exterior perimeter boundary of the Planned Unit Development District, and where adjacent to residential zoning, there shall be an area in width of 100
