Lee and Associates Oakland CA office represents tenant The Stro Companies announce 220,000 s/f lease of cold storage distribution facility

LIFTON NJ — The Stro Companies has successfully executed on a 220,000 s/f leasing trans- action at 174 Delawanna in Clifton, a class A cold storage distribution facility. “We are thrilled to have consummated this transaction and are thank- ful for our leasing partners at CBRE , who represented ownership, and Lee and As- sociates Oakland CA office for representing the tenant,” said Jack Shulman , director of leasing, acquisitions, and capital markets. The new tenant, Weee! Inc., is a direct to consumer online grocer that specializes in ethnic foods, specifically targeting Asian consumers. Weee!, after only a year in their 50,000 s/f Edison facility, had such significant growth in the NY metro market, that their real estate needs quadrupled. “They quickly became a hit with the very diverse demographic in the NY metro area.” They were specifically looking to create a regional hub to service the tri-state region and found that 174 Delawanna was an ideal property to serve their freezer, refrigeration, and dry ware- housing needs,” said Shulman. “This is further proof that food and cold chain distribution in northern New Jersey is here to stay and a growing sector in our region,” said Bill Waxman of CBRE. Shulman added, “174 Dela- wanna is a class A 220,000 s/f cold storage industrial building, ideally located near routes 21, 4, and I-95 and has favorable 32’ ceilings, ample parking for trailers and employees, 29 load- ing docks and two drive-ins.” In January, The Stro Com- panies executed three leasing transactions totaling 45,500 s/f. “We are pleased to have con- summated these exciting leas- ing deals. Despite COVID-19, the demand for industrial space in Northern New Jersey re- mains strong and I hope the momentum continues well into 2021,” said Shulman. A warehousing and distribu- tion company, DaklaPack, is relocating and expanding from their Moonachie NJ location to a new 12,000 s/f industrial building located at 500 WMain St., Wyckoff. “500 W Main is a 120,000 s/f warehouse ideally located near Rtes. 208, 4, and I-287 and has favorable 21’ ceilings, ample parking, eight loading docks and six drive-
ins.” Said Shulman. “The ten- ant had a unique requirement where they were focused on finding a space that had ample windows, 22’ ceilings, 2 drive- ins’, one loading dock, and full HVAC throughout the en- tire premises,” said Shulman. STRO handled the transaction exclusively. The second and third leasing deals were both inked at 215 S Newman in Hackensack by ten- ants relocating from Brooklyn and Queens. Pinnacle Product Developers, a warehousing- distribution tenant, took 14,000 s/f and was represented by KenKap Realty’s George
Eggers . SKR Trading, a 3PL tenant, took 19,500 s/f and was represented by Alexander An- derson’s Michael Williams . “215 S Newman is favorably located near I-80, the NJ Turn- pike, Rtes. 17, 46 and 4, and the Garden State Parkway, making this an ideal location for last mile delivery services. Eggers and Williams were able to identify that 215 S Newman met their client’s needs and were great to work with,” said Shulman. STRO noted that 215 S Newman totals roughly 85,000 s/f with eight tailgates, two drive-ins and 16’ ceiling heights. MAREJ
