How to Attract Millions in Private Funding With 1 Sentence

S ome time ago, my wife, Carol Joy, helped her mother celebrate her 80th birthday. The family put on a big birthday party, and partway through the afternoon, I found myself sitting at a large, round table, eating a slice of cake. Across from me sat a woman I recognized as someone who went to church with Carol Joy’s mother. I hadn’t seen her for years, so we got to talking. She asked me, “Jay, what are you doing these days?” This is an ordinary question, but I cannot begin to tell you how pleased I was that she asked. It’s not that I wanted to tell her, “Oh, I’m a real estate investor.” In fact, I didn’t say that at all! Answering this question the right way is part of how I have received millions in funding from private money. It’s part of a strategy I’ve developed, and anyone can answer this question and utilize a strategy that has nothing to do with your credit, income, or experience. Whenever someone asks me what I do for a living, I give them this answer: "I teach private lenders how to get higher rates of returns on their investment capital or retirement accounts than they can probably get anywhere else." More often than not, I’m met with a deer-in-the-headlights stare because they’re trying to figure out what I mean by “private lenders.” However, they’ve also heard that I’m a teacher, and most people are very interested to learn how I’m able to get someone higher rates of returns on their investment capital or retirement accounts. With one sentence, I’ve peaked their curiosity about what I do and let them know I could possibly benefit them. This opens the door for me to tell them more about private lending and how they can perhaps become a private lender themselves. So, at the birthday party, when this woman asked me what I did for a living, I told her, “Funny you should ask. Since I last saw you, I have started to teach private lenders how to get higher rates of returns on their investment capital or retirement accounts than they can probably get anywhere else.”

lending. Soon, I learned her husband had a $700,000 IRA, and he wasn’t happy with the returns he was getting.

The very next day, this woman invited me to her house, where I visited with her husband and had an amazing conversation about private lending. You can probably guess what happened next after this couple opened the door to being my next private lenders. This is one of many strategies I’ve developed to successfully attract all the funding I need to never miss a deal. Anyone in real estate investing has missed out on a deal at some point in time, and you know how rough it is when the cause is lack of funding. That’s why I regularly share these
