As the lack of aordable homes in Australia reached crisis point this year, Housing Choices continued to deepen and diversify cross-sectoral partnerships and progress a raft of new social and aordable developments across the nation. Innovative models In South Australia, we were excited to complete our Nightingale Bowden project, a carbon neutral social and aordable housing project oering 36 apartments, made possible via a partnership with Renewal SA and SA Housing Authority supported by our commercial partners Nightingale Housing and built by Hindmarsh Constructions. The project was warmly welcomed by Housing Choices residents who are enjoying the quality, low-energy apartments in an inner-city neighbourhood close to transport and amenities (read more about our Nightingale Housing projects over leaf). In Western Australia, we announced a $20.7 million landmark partnership with the state government to expand our Supportive Landlord Program from eight properties to 100, enabling more rough sleepers to access stable social housing across Perth and the south west. Build to Rent partnership underway We proudly announced our partnership with Super Housing Partnerships (SHP), a specialist aordable housing fund manager, to launch our first of five mixed tenure developments in Kensington, Melbourne. Working with developer Assemble Communities and with funding from HESTA, ANZ, and the Treasury Corporation of Victoria, this innovative partnership model delivers social and aordable housing at scale with no direct government funding. With an initial investment by superannuation fund HESTA of $240 million, SHP will deliver high quality, sustainable Build to Rent projects encompassing social, aordable and market housing across metropolitan Melbourne and beyond. The first 362-dwelling development will have 20 per cent of apartments allocated to social housing residents from the Victorian Housing Register and will be managed by Housing Choices.

Tasmanian pipeline We continued to expand our portfolio in Tasmania, completing 39 homes worth more than $12 million. Our projects in Oakdowns and Rosetta were delivered via a partnership between Housing Choices Tasmania and the Federal Department of Social Services. We were also pleased to deliver 15 dwellings in East Devonport including our first Specialist Disability Accommodation (SDA) in the state with on-site support by provider Possability. Critically this project was achieved through the commitment of the Devonport City Council and Possability in gifting a parcel of land and the Tasmanian State Government via partial grant funding for those homes dedicated to social housing. Construction has begun in West Ulverstone, Tasmania, on a 48-unit development designed by award-winning, Tasmanian architect Cumulus Studio. The single storey two and three bedroom units have private courtyards and feature landscaped gardens and shared spaces. The site is leased from Homes Tasmania, with joint funding provided by Housing Choices Tasmania, Homes Tasmania and NHFIC. Construction is expected to be complete by mid-2024.
