Storytelling in the entertainment and marketing world is imperative, and Backflip takes this skill to the next level, telling clients’ stories clearly, imaginatively and beautifully. According to Ryan Freng, owner and creative director at Backflip, “With our business and our hobbies, we are striving to push creative storytelling.”

As modern-day storytellers, Backflip does two things to support the enter- tainment industry. “In everything that we do, we strive to tell transformative stories,” Freng said. “Gone are the days of trick advertising. Consumers really want to experience compelling stories. As a modern creative marketing agency, we want everything we make to create emotional impact. It should pull at the heart strings, make you laugh or anything in between.” Telling these stories — and telling them well — is more than creative tinkering in a studio or office space. This is why Backflip has a second way of supporting the entertainment industry. “We do a lot of creative work outside of our conven- tional business,” Freng said. “We regularly produce short films with creatives around the country and have even been producing a feature-length fantasy puppet musical for the past four years. As an aside, if you ever get the opportunity to work with puppets, run for the hills,” Freng joked.

To have space for all this creativity, Backflip and St. John Properties worked together to find the perfect building for film production. “St. John offered us a great space at a great price,” Freng said. “As a creative agency, we needed a space that had room for offices and growth, while at the same time having a modern aesthetic and creative feel. … We also needed a space that had a large area that we could convert into a filming studio. This space also had to be relatively quiet for audio recording. St. John Properties was one of the only companies that we found who could meet our high standards.” The company requires two segments of its business to be fully functioning at all times. “Our space is a haven for creative work,” Freng said. “We have offices for when contracts, emails and phone calls are worked on. And we have a studio for all the creative work. The two parts of our office allow for all aspects of our business to be running at full speed all the time.”

Now, thanks to St. John Properties, Backflip offers clients a creative area unmatched by other companies. The dual nature of housing office space and studio space opti- mizes what Backflip can do as a team. “We are able to bring large commercial produc- tions into our studio and office,” Freng said. “We’re able to offer the studio to our part- ners (clients) who don’t have access to such a great space.” Ultimately, the St. John Properties staff impressed Backflip the most. “St. John’s difference is in their people,” Freng said. “They have regular maintenance check-ins and are courteous, respectful and get things fixed or upgraded fast. [They are] truly a cut above in customer service.” The story of Backflip and St. John Properties’ partnership will continue along- side the stories that Backflip develops for viewers across the country. Storytelling will only grow in importance with marketing, and Backflip helps clients market stories creatively — as Freng says, “We make awesome,” and keep making it every day.

As the company grew, so did its need for a new building. There were a lot of factors to consider, and it

was especially important to stay in the Baltimore and Washington, D.C., area. This region allows EventPro convenient access to both Baltimore and Washington markets, reducing logistics and trucking costs. EventPro was drawn to St. John Properties because of their business parks’ professional appearance and convenient locations. According to Nick Pignetti, CEO and lead event producer of EventPro, St. John Properties was particularly helpful as the company transitioned into the new space. “St. John was flexible in helping us find a space as our company grew and was able to present an attractive price point in comparison to other competitors. That allowed us to keep our operations together as opposed to splitting across multiple spaces, and keep our staffing and overhead

costs down. Additionally, we were able to find a space that was a short and conve- nient move from our previous facility.” Moving just a short distance kept costs down and employees satisfied. St. John Properties customized the building interior to maximize efficiency. “A door was cut in between two separate [suites] to join them together to make one free flowing and functional space,” Pignetti said. “Combining two spaces was the best option to achieve the square footage we needed to grow while keeping our costs down.” The most unforgettable events happen when the teams handling decor, music, lighting and more simply fade into the back- ground because the event itself takes center stage. This is EventPro’s goal as it continues to grow at its St. John Properties location.

PSS, a top tier sound reinforcement company, was established in the Baton Rouge, Louisiana, region in 2003. “PSS is a full scale live audio provider,” Russ Bryant, owner of PSS, said. “PSS handles events from live concerts, festivals, tours, corporate events, community events and more. Events needing backlines or musical instruments, DJs, lighting, staging and rigging, and any variety of audio-visual expertise can depend on PSS to have the team and equipment.

The good reputation of PSS has spread along with its high-quality sound tech- niques. PSS now services the entire Gulf South region, as well as assisting national tours. PSS required unique standards for its location — a large facility to house all of the equipment, a large and easy-to- access parking lot for its vehicles, and a way to conveniently reach main routes of transportation nearby. St. John Properties delivered exactly the space that PSS needed. “Our current space is great for our business with plenty of parking, truck docks, and easy access to main surface roads and the inter- state,” Bryant said. The sound industry has its own set of hazards, and St. John Properties outdid itself to help PSS feel secure. “St. John did install a fire-rated rolling door between our office space and ware- house space,” Bryant said. This will help to keep the storage area separate from the regular office portion of the location, allowing the business to function smoothly, professionally and safely in case of an emergency.

One of the main reasons that PSS chose its current location with St. John Properties is access to truck docks. Regularly moving heavy sound equipment is a typical part of the business, and without truck docks, the work can take twice as long — and twice the inconvenience. While PSS continues moving out and reaching forward, the business will follow in the tracks of its quality sound waves, giving clients the reliability and quality that they need for their events.

Johnson said the company’s reach expands beyond rentals. “Audio-Video Group is also a full service A/V integration company that specializes in the design, installation and maintenance of sound reinforcement; video projection, surveil- lance, recording and streaming; and

theatrical lighting systems in many houses of worship and commercial venues.” Even though technology continues to improve in quality while shrinking in size, some audio-video equipment is still large and difficult to store. Unite this spatial requirement with Audio-Video’s additional need for meeting rooms, office spaces and parking for service vans and clients, and finding a location in Frederick, Maryland, could prove challenging. Thankfully, Audio- Video Group and St. John Properties have worked together for years, and the two busi- nesses collaborate well; St. John handles all the location and building worries so Audio- Video can continue its work with ease. “We evaluated a number of spaces and companies when we were first looking for a location for our headquarters,” Johnson said. “The choice really came down to the [company] being easy to work with, notice- ably client-focused and the obligatory budget-conscious mindset — since at that point, the company was somewhat young. Now, almost two decades later, we continue to have an open line of communication with all the parties at St. John — even friendly relationships with most.”

Baltimore Coffee and Tea Company has revealed plans to expand its bricks-and- mortar presence in the Baltimore- Washington, D.C., metropolitan region with the selection of three sites devel- oped and owned by St. John Properties, Inc. The Timonium-headquartered group, recognized for its 120 varieties of coffees and Eastern Shore Tea Company brand, currently operates seven retail locations throughout Baltimore City, as well as Anne Arundel, Baltimore, Howard and Frederick counties. The first location is expected to open in January within 6210 Guardian Gateway at The Government and Technology Enterprise (The GATE), a 416-acre office

park located within Aberdeen Proving Ground (APG) in Harford County. Opening in the first quarter of 2018 is a first-floor restaurant within 231 Najoles Road at the I-97 Business Park in Anne Arundel County. The shopping center, a proj- ect of St. John Properties, is located near the intersection of MD Route 100 and Magothy Beach Road in Pasa- dena. Lakeshore Plaza is anchored by Safeway Food & Drug, Ace Hardware and Hallmark, and includes a mix of more than 20 stores in the soft goods, apparel, business and consumers services and restaurant categories.

Pleasant Grove is located along one of the region’s primary north-south arteries, Interstate 15. Because of the region’s steadily growing population, the demand for retail services and commercial space is stronger than ever. “These are services those people are going to need,” Thomas says. The project will also include several noteworthy environmental initiatives. Every office building at Valley Grove development will be designed to meet LEED® standards. Building a project that will not contribute to the region’s notoriously troubled air quality was one of St. John Properties’ primary concerns. “The U.S. Green Building Council just put out several studies and numbers on LEED buildings and their impact on air quality,” Thomas says. “More than 73 percent of U.S. electricity consumption actually comes from build- ings, in addition to 39 percent of American [carbon dioxide] emissions.” The stringent environmental standards implemented by St. John Properties will cut roughly 35 percent of the emis- sions compared to buildings not designed to the LEED guidelines. The development will also honor Pleasant Grove’s city tagline, billing it as “Utah’s City of Trees.” “Our project, upon completion, will have more than 2,000 trees,” Thomas adds.

Utah, which is conveniently located between Salt Lake City and Provo. Valley Grove is a 62-acre mixed-use development that will improve the infra- structure of Pleasant Grove and promote further development in the fast-growing area. It will include a considerable amount of Class A office space, retail and a hotel. The development will also help bring more jobs, tax revenue and other oppor- tunities to the city of Pleasant Grove. “It’s an investment upward of $300 million into what has been largely a bedroom community,” says Daniel Thomas, regional partner at St. John Properties. “People are excited to see Utah County, which includes Pleasant Grove, is one of the most dynamic markets in the United States.
