C2C ® From Concept to Completion Many General Contractors offer what they generically refer to as pre-construction services, but that typically only means a preliminary budget and cursory schedule review. EMJ provides much earlier and more comprehensive services which assist the Client in every facet of pre-development and project planning. Clients benefit from engaging EMJ very early in their projects to conduct go-no- go analysis, often as early as initial project concept development. This analysis includes project goals and requirements, site evaluation, due diligence, total project budgeting, master scheduling, and lease review, which, when analyzed holistically, determine project viability. Our unique value is woven into each construction project long before the first design documents are delivered. EMJ believes that the most successful projects occur when Owners, Designers, and Contractors come together at the earliest stages and work collaboratively toward a unified vision. EMJ facilitates this teaming approach through open communication among project stakeholders: Clients, Designers, Contractor, and Subcontractors. With a 48 year history of successfully providing pre-development services on projects large and small, we have learned that every Client is trying to reconcile two competing realities: • A desired project vision

Our approach to project success begins with our dedicated C2C ® team, who perform preliminary project scheduling, design-team coordination, plan reviews, and construction- team coordination services. This team collaborates with the Owner, Design Team, Contractors, Utility Providers, and Local Authorities. Through our C2C ® efforts, the subsequent Preconstruction and construction phases are made seamless with well-conceived phasing plans, properly coordinated and defined construction documents, and proactive planning with building officials and local utilities. EMJ is a Client’s partner and steward from project inception. By offering a full range of pre-development and construction expertise, our C2C ® team is able to provide Clients a level of support and services that go well beyond those typically offered by General Contractors. Our C2C ® team provides peace of mind to our Clients with: • Accurate project costs based on the determined scope and schedule well in advance of final subcontractor pricing.
