In May, Denholtz Properties acquired a 79,022 SF of - fice portfolio comprised of a 40,701 SF office building at 310 Highway 35 South and a 38,321 SF office building at 322 Highway 35 South in Red Bank, NJ. The transaction marked the latest chapter of Denholtz Properties’ expansion in Red Bank. In addition to the office portfolio acquisition, Denholtz Properties relocated their headquarters to down - town Red Bank in 2019 and their firm is currently in the midst of completing The Rail @ Red Bank, an ambitious mixed-use development project, mere steps away from the Red Bank train station.

Crista Governara of Lee & Associates New Jersey, LLC brokered the purchase of 482 Great Notch Road, Woodland Park, New Jersey to BlueCrest Recovery Center. BlueCrest Recovery, a New Jersey based reha- bilitation center for those afflicted with the disease of alcoholism and drug addiction, had been in occupan- cy of the building as a tenant since December 2015. BlueCrest’s strategic purchase of the building repre- sents its long term commitment to the Woodland Park area, as well as to its expanding client base. On 15 acres within University of Delaware’s 272-acre Science, Technology & Advanced Research (STAR) campus, project includes 250 unique labs, 50 specialty rooms, cafes, conference rooms; 20 “huddle” rooms for small group meetings. The energy recovery ventilation system that uses 100 percent outside air. In laboratories that use 17 exotic gases, recirculating interior air is impossible. Ducts (~92 inches) draw clean air in from outside and circulate it throughout the building. Additional features include energy-efficient options for appliances, occupancy sensors and LED lighting, reflective roof coating and a native plant landscaping plan. The Pennsylvania Housing Finance Agency’s Headquarters expansion incorporates their initiative to manage and mitigate climate change. This LEED Platinum & Passive House project is the only one of its kind in the United States to date, as it renovates an adjacent historic building and constructs a new 8-story tower. The design utilizes electrochromic glass, exterior VRF mechanical units, 76 Photovoltaic panels, a living roof and the new tower cantilevers over the historic building. The collaborative office design includes break-out/flex spaces, office suites, varied teaming spaces and technology. The use of color, fabric, textures and lighting create a “Staff Focused” environment.
