Hard to believe, but another year has passed and we moved into 2016! It has proven another busy year in the Resort for reasons outlined in other Oracle articles. For the coming year, there are a couple items of note of which to be aware.

continue with his very thoughtful and knowledgeable focus on management of the Reserves. Now that the Board has established a Policy that only 80% of HOA Fees collected for Reserves may be spent in that fiscal year, coupled with the Policy of fixed increases in HOA fees of $3 per year for Reserves, ORPS is on track to meet our funding objective by the year 2020. This objective should be met IF we do not take on incremental upgrade projects charged to Reserves until the Reserve Funding objective is realized. A significant amount of progress has been achieved during your term as Chair. Thank you, Bill, for you insight, perseverance and guidance! Bill is replaced by D AVE M UELLER . The Coffee, Chat and Community sessions will resume on January 15 at 2PM in the East Room. They will continue at the same time every other week at the same location and time unless otherwise posted. As a reminder the chats are hosted by the GM and a Board Member and are meant to be an informal gathering of conversation of the membership to discuss matters of the Resort. Also, last season, a Committee was convened by the Board to investigate common area trees that are in the common areas adjacent to lots but planted by owners. As lots have changed hands over the years, the new owners did not want to maintain the trees as they were in the common area. During the investigative process, it was determined that approximately 1200 trees fit into this situation. At the end of the season, it was decided that a letter be sent to all owners who had trees in the adjacent common area that are not maintained by the Association. As it was the end of the season with many owners on their way out of the Resort, management opted to wait until the start of the current season to send out the letter so there will be more owners in the Resort. The letter will give the owners the option of maintaining the tree at the owner’s expense. If the owner opts not to care for the trees, then the Board will, with the potential help of a committee, identify the one time cost of removing the tree versus the cost of ongoing maintenance. In addition to cost, other factors will be weighed in the decision to remove or maintain, such as aesthetic value, health of the tree, etc. It is anticipated the letters will be going out in the first part of January, so please be on the lookout for them.
