The number of townhome listings in Richmond decreased to 202 in December, 28% below the previ- ous month and a 30% decrease vs December 2019. The 78 townhome sales in December were 11% below November but 50% higher year-over-year. The townhome sales-to-listings ratio increased to 39%, as Richmond’s townhome market remained in seller’s market territory. The benchmark price for townhomes in December was $817,000, 0.5% below November but 7% higher than in December 2019. The average sold price was $880,820 (0.4% above November) with an average PSF sales price of $610 (3% above November).
