The 401 detached listings in Vancouver West in December were 29% below November and 24% below December 2019. December’s detached sales (at 85) were 11% lower month-over-month but 42% above year-over-year. The sales-to-listings ratio in December rose to 21% as Vancouver West’s detached segment transitioned to seller’s market territory. At $3.16M, the benchmark price for detached homes was 1.3% above November and 7% higher vs December 2019. The average sold price of $3.68M was 8% higher month-over-month and year-over-year.
