Location: Newark, DE Type of project: New 10-story, 100,000 SF tower with first floor, 30,000 SF multipurpose audion and atrium Size: 130,000 SF Located on University of Delaware’s STAR Campus, The Tower at STAR, an advanced facility that houses the lat- est in interdisciplinary research, was delivered on-time through synergistic process of coordination, communi- cation, and collaboration. A ground-lease deal that was substantially preleased by the University and its College of Health Sciences, the developer-driven project involved the simultaneous coordination of a landowner, a developer/ landlord, two tenants, and two architecture firms through- out the lifecycle of the project. The development embodies the superior product of inter- disciplinary collaboration, which is now home to cutting- edge wellness research laboratories, a living green wall, demonstration kitchen, and chef’s garden.

Harbor View Marketplace, a new commercial development with JMF Properties, is anchored by a 150,000 square foot Costco Wholesale, that opened on March 7, 2019, and Cost- co Gasoline gas station with 18 gas pumps. Additional re- tail available at the site will include well-known stores and restaurants, as well as outdoor seating. Visitors will be able to spend the day shopping, dining and walking along the waterfront walkways that offer views of New York Harbor and the Bayonne Golf Club. The residential component of the development will include 651 luxury rental residences, 1,100 car parking garage and 20,000 square feet of lifestyle amenities, including a rooftop resort-style swimming pool that overlooks the golf course. Harbor View Marketplace is located in an Urban Enterprise Zone at the intersection of State Route 440 and Goldsborough Drive, a heavily traf- ficked area and only 500 yards from the 14A exit on the New Jersey Turnpike. The Hudson-Bergen Light Rail 34th Street Station is across the street, making the center easily accessible by transit. Cape Liberty Port, located directly be- hind the development.

In separate transactions, the firms purchased Phases I and II of the former Morris Corporate Center IV, amassing nearly 700,000 s/f of class A product on Interpace Parkway in Parsippany. The partnership then immediately launched a comprehensive, multi-million-dollar rebranding and rein- troduction of the campus as LATITUDE – a unified, 30-acre campus offering premier corporate, health, wellness and lifestyle-focused work spaces. As the operating partner for LATITUDE, Vision Real Estate Partners is spearheading the campus reconceptualization.
