The Charlemont Exchange project involved the refurbishment and fit-out of Levels 4 and 5 within a prominent commercial office building in Dublin 2, located adjacent to Hilton Dublin. Delivered within a live operational environment predominantly occupied by WeWork, the project demonstrated Ardmac’s capability to manage complex refurbishment works while maintaining uninterrupted building operations. The scope comprised the complete strip-out of existing floor, wall, and ceiling finishes, together with the removal of tenant-installed kitchenettes and breakout areas across both floors. Ardmac subsequently delivered a high- specification office fit-out incorporating new internal finishes, upgraded kitchen facilities, bespoke joinery, and enhanced mechanical and electrical systems designed to improve energy efficiency and occupant comfort. In parallel, the ground floor reception area underwent a phased refurbishment programme. Works included the relocation of existing security turnstiles, installation of new reception desks, and upgrades to interior finishes. To minimise disruption to tenants and visitors, all reception works were completed outside normal working hours while maintaining continuous safe access and egress throughout the building.

A significant element of the project involved the refurbishment of the basement areas, including the delivery of new shower and changing facilities, reconfiguration of the existing cycle storage area, construction of a new CCTV room, and wider environmental improvements. Due to the live nature of the building, meticulous coordination and detailed scheduling were essential throughout the programme. Ardmac implemented phased construction sequencing, temporary hoardings, dust screens, and controlled work zones to minimise disruption, while noisy activities were carefully scheduled during off-peak hours.
