Ardmac successfully delivered a comprehensive CAT B fit-out within an existing CAT A office space, transforming the environment into a fully functional and modern workspace. The scope of the project included the creation of new office areas, meeting rooms, kitchen/tea points, breakout spaces, and a dedicated communications room. Landlord works involved minor demolition to accommodate mechanical and electrical upgrades, erection of new stud and glazed partition walls, installation of two kitchen/tea station areas, new internal doors and glazed screens, and provision of low- level storage partitions and furniture. The mechanical package included installation of new water services, adaptations to heating and cooling systems, updated ventilation services, BMS controls, soil and waste systems, and final commissioning and certification. The electrical package comprised lighting modifications, installation of general and emergency lighting, structured cabling, power, security systems, fire alarm integration, and full testing and commissioning.
In addition to core construction works, Ardmac coordinated loose furniture installation, bespoke fitted joinery, retention of existing blinds, and client-directed AV system installations. A key challenge was working in a live, multi-tenant environment with other ongoing construction activities. With limited space, strict noise regulations, and continuous foot traffic, careful planning and coordination were essential. Ardmac implemented a robust logistics strategy, including phased deliveries, controlled access scheduling, and close communication with building management and adjacent tenants. “Ardmac delivered an exceptional performance on the Cat B office fit-out, showcasing their commitment to high standards and quality. Your expertise in management and delivery was evident as your team adhered to deadlines, maintained open communication and managed the project with professionalism and efficiency. The quality of the workmanship exceeded expectations, with a seamless blend of functionality and aesthetic appeal delivering a stunning end product.’ - Ross McGee, BKD Architects

Ballyvolane, Bandon Road, Cork
Project Size:
160,000 sqft

Following the successful refurbishment of Dunnes Stores’ flagship St. Stephen’s Green location, Ardmac was appointed to deliver the upgrade and refurbishment of two additional retail units in Cork as part of the brand’s nationwide modernisation programme. Both stores underwent extensive internal refurbishment and full fit-out works across single-floor layouts, with significant upgrades to both Grocery and Textile departments. The aim was to align each store with Dunnes’ refreshed retail standard, enhancing customer experience, operational efficiency, and overall presentation. To maintain full trading continuity, the works were carefully phased, with a large proportion delivered during night-time hours between 11pm and 5am. Each morning, completed areas were fully cleaned, secured, and handed back to ensure uninterrupted store operations. In Ballyvolane, the scope included extensions to the grocery stockroom and retail floorplate, removal of the existing ATM enclosure, relocation of the main mall entrance, installation of a new feature display window to the south-west elevation, and associated façade re- cladding and external upgrades.
At Bandon Road Shopping Centre, works included an extension for online grocery storage, a new loading bay with canopy, and internal reconfiguration and fit-out of the retail floorplate, delivered to a standard consistent with the Ballyvolane project. Working in live retail environments required detailed planning, precise coordination, and close communication with store teams. Ardmac delivered this on this important fit-out project. CASE STUDY Dunnes, St Stephens Green
Client:
Dunnes
Location:
St Stephen’s Green Shopping Centre, Dublin
Project Size:
50,000 sqft 40 weeks
Duration:
The redevelopment of this multinational retail flagship at St Stephen’s Green Shopping Centre formed a pilot scheme for the brand’s new global design identity. The project delivered a full transformation of an existing four-storey retail space, introducing a refined mix of minimalist styling and softer finishes to create an elevated customer experience. Working closely with the client’s project management team, designers, and fixtures contractor, Ardmac supported the development of construction detailing and phasing plans to ensure the store and surrounding retail units remained fully operational throughout the works, maintaining trading within a live, high-footfall environment. The first phase focused on the basement grocery area, delivered within a tight 12-week programme. The space was reconfigured into two retail zones: one for fresh food, including bakery and deli counters, and another designed in a supermarket format with bespoke wine displays and a country-market aesthetic for produce. Works included full strip-out, localised demolition, removal of staircases and back-of-house elements, and refurbishment of finishes and services, including ceilings, partitions, flooring, doors, and plant areas.
Mechanical, electrical, and refrigeration systems were reworked to suit the new layout. The second phase delivered the textile departments across ground and first floors, including strip-out, structural alterations, removal of escalators and staircases, and formation of a new floor slab within the existing void. A new entrance façade was introduced with curtain walling and panelling, alongside circulation changes. Full upgrades to mechanical and electrical services were completed, including CCTV, fire and intruder alarms, power, ductwork, gas, and water systems, while maintaining full store operation. Delivered over a six-month, 24/7 programme with multiple daily shifts, the project required robust hoarding systems, clear signage, and regular inspections to ensure safe segregation between live retail and construction areas. ‘Working with Ardmac through this project has been a truly professional and enjoyable experience. Pro-active in the extreme to ensure all aspects are planned and worked through completely to avoid issues on site. Client requirements and restriction all taken on board without complaint. Constant liaison between design team and project management to ensure programme deadlines were assessed and adhered to always.’ - Kenneth Byrne, Project Design Architects
