The Tallaght Cross Development project involved the conversion of a series of derelict first-floor commercial units into 19 high-quality residential apartments within a live mixed-use development in Dublin. The scheme formed part of a wider regeneration strategy aimed at maximising the use of existing space while enhancing the residential offering within the complex. The development consists of two eight-storey blocks, known as the North and South blocks, separated by a pedestrian street and positioned above a three-storey basement car park. The conversion works were carried out across four separate areas within the complex, including Creche North, Creche South, the Management Suite, Plant Room, and Gym Area. One of the key challenges of the project was maintaining safe and uninterrupted operations within the occupied development throughout construction. Residential apartments remained occupied above the works, while medical, office, and retail units below continued trading as normal. Careful planning, phased delivery, and strict site management procedures were implemented to minimise disruption to residents, tenants, and the public.
The construction works involved extensive demolition and structural modifications, including the removal of existing blockwork and reinforced concrete walls, alongside elevational upgrades such as the repair and replacement of curtain walling, windows, and external cladding systems. Internally, the project incorporated a combination of reinforced concrete construction, fire-rated partitions, blockwork walls, and new plasterboard ceiling systems to meet current residential and fire safety standards. Significant mechanical and electrical upgrades were also undertaken throughout the development. Existing lift shafts were extended, new structural openings were formed within reinforced concrete walls, and lifts were reset with new access doors installed. Additional works within the basement car park and retail areas facilitated the rerouting and installation of new building services, including gas, water, air conditioning, heat recovery ventilation, fire-rated ductwork, data systems, intercoms, and secure door access systems.
