CASE STUDY Dunnes, St Stephens Green
Client:
Dunnes
Location:
St Stephen’s Green Shopping Centre, Dublin
Project Size:
50,000 sqft 40 weeks
Duration:
The redevelopment of this multinational retail flagship at St Stephen’s Green Shopping Centre formed a pilot scheme for the brand’s new global design identity. The project delivered a full transformation of an existing four-storey retail space, introducing a refined mix of minimalist styling and softer finishes to create an elevated customer experience. Working closely with the client’s project management team, designers, and fixtures contractor, Ardmac supported the development of construction detailing and phasing plans to ensure the store and surrounding retail units remained fully operational throughout the works, maintaining trading within a live, high-footfall environment. The first phase focused on the basement grocery area, delivered within a tight 12-week programme. The space was reconfigured into two retail zones: one for fresh food, including bakery and deli counters, and another designed in a supermarket format with bespoke wine displays and a country-market aesthetic for produce. Works included full strip-out, localised demolition, removal of staircases and back-of-house elements, and refurbishment of finishes and services, including ceilings, partitions, flooring, doors, and plant areas.
Mechanical, electrical, and refrigeration systems were reworked to suit the new layout. The second phase delivered the textile departments across ground and first floors, including strip-out, structural alterations, removal of escalators and staircases, and formation of a new floor slab within the existing void. A new entrance façade was introduced with curtain walling and panelling, alongside circulation changes. Full upgrades to mechanical and electrical services were completed, including CCTV, fire and intruder alarms, power, ductwork, gas, and water systems, while maintaining full store operation. Delivered over a six-month, 24/7 programme with multiple daily shifts, the project required robust hoarding systems, clear signage, and regular inspections to ensure safe segregation between live retail and construction areas. ‘Working with Ardmac through this project has been a truly professional and enjoyable experience. Pro-active in the extreme to ensure all aspects are planned and worked through completely to avoid issues on site. Client requirements and restriction all taken on board without complaint. Constant liaison between design team and project management to ensure programme deadlines were assessed and adhered to always.’ - Kenneth Byrne, Project Design Architects
