Jonova Properties appointed Ardmac to undertake the comprehensive refurbishment and fit-out of a four-storey over basement office building at 63–66 Amiens Street. Originally constructed in the 1980s, the building was transformed into a modern, sustainable headquarters for Foras na Gaeilge and Raidió na Life, consolidating all departments and facilities under one roof. Delivered within a fixed 23-week programme, the project involved extensive structural alterations, a full strip-out of existing finishes and services, and major upgrades to the building fabric and MEP systems. Key works included widening and extending the lift shaft to provide compliant disabled access to all floors, alongside significant reception area modifications to improve accessibility and enhance the building’s street presence. CAT A works comprised new floor, wall, and ceiling finishes throughout reception areas, lobbies, and office accommodation, together with a complete renewal of mechanical and electrical services. Upgrades included new air conditioning and ventilation systems, energy- efficient LED lighting, structured cabling, UPS systems, integrated security, and a new building management system.

CAT B works were tailored to the operational requirements of the tenants and included new offices, meeting rooms, and specialist radio studios constructed to NR40 acoustic standards with full acoustic treatment to building elements and services. Significant sustainability upgrades improved the building’s energy performance and achieved an A3 BER rating through enhanced air-tightness, upgraded glazing, roof repairs, drylining, renewable energy integration, and intelligent building controls. Despite the constrained city-centre location and limited access, Ardmac successfully delivered the project on programme, transforming a dated office building into a modern, accessible, and energy-efficient workplace. ‘The Amiens Street project was delivered extremely successfully, and the Ardmac team performed excellently throughout.
