Ardmac was appointed to deliver the refurbishment and fit-out of Nuritas’ new headquarters at Joshua House on Dawson Street, adjacent to the listed Mansion House in Dublin city centre. The project involved the transformation of a five-storey over basement building into a modern office and high-specification laboratory facility for research and development activities. The works included a full strip-out of the existing building, followed by the construction of a new reception area, open-plan offices, breakout spaces, boardrooms, meeting rooms, management offices, and a townhall-style staff canteen. High-specification laboratory facilities were delivered at Ground Floor level, supported by significant upgrades to the building’s mechanical and electrical infrastructure. To support the laboratory environment, Ardmac delivered extensive services upgrades, including new chillers, specialist plant equipment, liquid nitrogen storage cages, and major ESB enhancements. A new ESB substation and meter room were also constructed to meet the high-power demands of the facility.
The laboratory fit-out included the integration of specialist HVAC and ventilation systems designed to regulate temperature, humidity, pressure differentials, and air quality in line with laboratory standards. Ardmac managed the installation, commissioning, and validation of these systems to create a safe and controlled research environment. The project was delivered in two phases, allowing the client to occupy the office accommodation while laboratory works continued. This required strict segregation of construction activities within a live operational environment, alongside enhanced safety and coordination measures. Due to the constrained city centre location adjacent to the LUAS Cross City line, extensive logistics and stakeholder coordination were required throughout. A major out-of-hours crane operation from St. Stephen’s Green facilitated the installation of large ventilation systems, coordinated closely with Transdev, Dublin City Council, ESB Networks, and neighbouring stakeholders.
